Trailhead Preserve Carbon Project
As trees grow, forests capture carbon dioxide (CO2) from the atmosphere and store them in trees' roots and wood. Timberlands are a key carbon sink and play a pivotal role in slowing down the accumulation of greenhouse gases in the atmosphere. The Trailhead Preserve owners have spent over 2 years establishing the property as a carbon offset project. The carbon project will create opportunities for ongoing sale of carbon offsets in the Voluntary Carbon market, which creates a unique long term land investment opportunity. Trailhead Preserve is a combination of Mississippi River islands that have been developed as forest carbon projects to preserve, restore and enhance the area to a natural forested state. The Carbon Project area consists of three islands within the Mississippi River, including Island 8 (KY), Wolf Island Bar (KY) and Burnham Island (IL).
These islands contain a significant amount of forested wetland areas which help purify the river and serve migratory birds/pollinators along the Mississippi Flyway as well as create multiple opportunities for future wetland mitigation projects. The Trailhead Preserve carbon project will maintain timber stocks for at least 40 years and is incentivized to maximize conservation and growth of the forests.
Many species of trees exist across the property, with the mature timber areas predominately being silver maple, eastern cottonwood, and green ash. Other species common throughout the property are Hawthorns, Honey Locust, Common Hackberry, Black willow, False Indigo, and Dogwood Species.
The Trailhead Preserve Carbon investments consist of two distinct values, the current market value associated with land and the forecasted value associated with present and future carbon credit revenues. Trailhead Preserve operates as a working carbon enterprise, with carbon credit offsets as its major revenue source. Additional revenue is generated from hunting and recreation. Trailhead Preserve supports many other environmental projects including water resource and wetland management, that support critical fish, big game and bird habitat.

Darrell W. Hindman, Owner/Broker of Living The Dream, is proud to present a once-in-a-lifetime ownership opportunity on the Mississippi River.
This extraordinary offering--Island Number 8, encompassing 4,780 acres--delivers unmatched natural beauty, elite recreational value, and some long-term investment potential. Opportunities of this scale, quality, and location rarely come to market.
Welcome to a true sportsman's paradise. Island Number 8 is renowned for its monster whitetail deer, extensive trail camera history, and a thriving population of Eastern wild turkeys, complete with multiple established roosting sites. Situated directly along the Mississippi Flyway, the island offers outstanding duck hunting in its river sloughs, backwaters, and wetland habitats. Being settled in the middle of one the North America's largest waterfowl migration, this property sits within miles of major refuges such as Ten Mile Pond in Missouri, multiple refuges around Reelfoot Lake in Tennessee , and Ballard County Manangement areas in Kentucky.. This area host hundreds of thousands of wintering waterfowl that will fly over this island often in thier travels up and down the Mississippi River.
The property features mature bottomland timber, diverse forest cover, and an excellent internal trail system, making access ideal for hunting, wildlife management, and recreation. Portions of the island include agricultural cropland and farmland, providing both income potential and an additional draw for wildlife. A robust turkey and deer population. Its no shortage of wildlife on this island. The abilty to manage and exclusively control the wildlife on the island give it a unquie feature of being able to control whats there and zero worries of the neighbors shooting your management efforts which is extremely hard to find today.
There is also a yearly revenue stream that this island produces. The fields have been enrolled into the CRP program and generates a yearly payment of just over $99,000. This was just established and the fields were planted this spring so there will be 9-10 years left of income available to the new owners. On top of that there is a well established hunting club that has leased this island for its hunting rights for decades. This generates a yearly income as well. Adding the lease money from the hunting rights and the CRP payment the new owner could generate $172,000 a year. But there are many other options that could be done within government programs for additional income purpose if the new owner wanted to explore more income prodcuing options.
Outdoor recreation extends beyond hunting. Enjoy outstanding jumbo catfishing, boating, and endless river exploration on the Mississippi River. The property includes a dedicated landing area for loading and unloading equipment. Despite its remarkable seclusion, Island Number 8 is only a short boat ride from Kentucky and Missouri, offering the perfect balance of privacy and accessibility.
Sunrises and sunsets over the river provide breathtaking views in every direction. With its size, habitat diversity, and wildlife density, the island also presents strong hunting lease income potential, further enhancing its value as a premier recreational and conservation investment.
