Imagine owning a forty at the end of the road with a gorgeous home, large garage, huge storage shed for your toys, a grain bin for the obvious, wood shed and a pond full of walleyes and bluegills. Now imagine that this turnkey property is only 8 miles east of Wisconsin and just 35 miles from Marinette, Wisconsin and about 90 minutes from Green Bay. When other hunters are working to put their food plots in place you only need to make sure all of the enclosed blinds are stocked with the essentials for bow or rifle season. The neighboring farms provide all the feed your resident deer need. And as the deer move from the fields east and south of your blinds, they are forced to expose themselves. Take a good look at the mounts on the wall in your new home, this property provides continued success with just a bit of effort. When others are towing their boats to distant lakes you walk just 75 feet from the house to your boat and start fishing for some dandy bluegills and walleyes. And if you want to fish or hunt somewhere new, there are lots of places to spend your time within a short distance. As the crow flies, this property is only 18 miles from Lake Michigan, it is easy to get to on very well maintained roads. The home is only 16 years old and very well designed. It has 3 bedrooms, 2 full baths, washer and dryer, gorgeous appliances, a beautiful wood burning freestanding stove with glass front, an office area that overlooks the lower level, and comfort in all respects. Head outside to find a very large garage and huge storage building, several small sheds, wood shed, dock in the pond, and a fenced garden area ready to be planted. A backup generator is in place and test runs every Tuesday, just in case the power goes out. A large LP tank is in place, the circle asphalt driveway adds a nice touch and the grounds are absolutely beautiful. As you enter the driveway, you will immediately be captured by a sense of welcome, with the home on your right and just beyond is the pond. The pond was designed to easily be groomed to keep it looking beautiful. If you have kids in the car, count on them being the first to the dock, the first to look for the rods. Off the northwest corner of the pond is one of many enclosed blinds, this one provided with electricity and as comfortable as an elevated blind could be. All of the blinds are designed and built the same, all of them comfortable and in just the right location depending on the wind and the time of day. Whether you are a bow hunter or hunt with a rifle, there are great options already in place. Turn-key is defined by this property. It is comfortable, built with high quality materials and well maintained. The property features a drilled well, pressurized mound system, in-floor heat in the home, a 12 X 28 deck facing the lake which is already set up to handle a hot tub, Michigan Broad Band handles connectivity and the garage is 38 x 28. The shop measures 34 x 64 and has two 16 x 10 doors. In addition, the second storage building measures 20 x 34. You will not be short on storage space at this property. A grain bin handles enough corn storage for the year, the deer cannot help but stay close to home. This property is truly special. The owners have not cheated on anything. From purchasing quality appliances to the construction of the elevated enclosed hunting blinds, the outbuildings, the asphalt driveway, the pond and the design of everything you would be hard pressed to find something that was not done right. This property does not take a bad picture. Before you leave this listing, go back and look at the pictures once more. Great hunting, great fishing, and tons of fun, and all of it on 40 acres at the end of the road. It doesnt get much better than this property. For the most accurate description of what this property can provide for you and your family, be sure to contact Terry Patrick or Ryan Patrick, the listing agents. Menominee County - W5884 9.5 Ln, Wallace, MI
Consider all of the possibilities of this property- it has 15+/- acres of tillable, 5 different ponds, another pond that is reminiscent of a 1-mile long winding river, a huge storage building and fabulous roads that service the entire property, and all of this is just 10 miles north of Menominee, Michigan. The hunting here is tremendous, it has just the right kind of low ground that holds deer, they come to the fields and after they find their way back to the woods, nobody bothers them. The main body of the property is located west of Hwy 41, north of Menominee. Many years ago there was a gravel operation here, the current owners purchased it and have been improving it to this day. There are 5 ponds on the property, the two large ponds measure approximately 3 acres each, there are two others that measure approximately 1.5 acres and another near the large storage building of approximately .3 acres. It is the large ponds that hold black bass and panfish. As the property was being filmed, it was easy to see the fish from overhead with the drone at a relatively high level, the water is clear and clean and the fish are reproducing. The ponds are deep enough that weeds are not taking them over, approximately 15 deep. When you look at the aerial photos you cannot avoid seeing highways of deer trails heading across the grassy areas leading to the field. This is a very interesting property. The woods are mature, but dense enough to make deer feel comfortable. Tons of oaks are producing lots of acorns, and the monster pines, maple, and aspen highlight the high ground, the low ground has cedars, hemlock, tamarack and alder. It is a great mix of cover that helps keep the deer herd strong. Bears are comfortable here, too. And the field will easily be planted with your favorite seed mix. Electricity is found at the property, the large storage building has 200 amp service, good lighting, an office area, two large overhead doors on the gable end and additional overhead doors on the west side for drive-in and drive-out convenience. Additional storage is provided by racking along the sidewalls of the building. The building is clean and comfortable and well designed. The soil is predominantly sandy on the high ground and in the field, and the trees are growing very well and have not been harvested in many, many years. The first time visiting the property led me to consider how perfect this property would be for establishing a campground. The ponds provide swimming and fun fishing and the land around the ponds would work very well for campsites. The 1-mile long pond that winds through the woods, likened to a river, would work well for additional campsites when more privacy is needed and the roads that service the mature woods would be a welcome addition for anyone who loves shade and the quiet of a woods. With little effort, if you build it, they will come, the basics are already in place. And, if still available, the additional 118 acres found to the north would allow a second access to the property. It, too, has power and is located on an asphalt township road. Hunting, fishing, canoeing, kayaking, trail riding, horseback riding, lots of locations for food plots, camping and hiking can all be found here. Take the time to watch the video once more, take a good look at some of the deer that have been taken over the years, then let your imagination work. Whatever you can envision, this property can likely provide it. And since it is not far from Menominee or Green Bay, count on your family and friends using this property all the time. For the most accurate description of what this property can provide for you and your family, be sure to contact Terry Patrick or Ryan Patrick, the listing agents. Buy it to hunt, fish or develop. Own it as a great investment, maybe build a home or cabin, but know that once you see it you wont want to leave it. This property is priced right and it has more features than virtually any property on the market. It is just that nice.

Menominee County - W8713 Co Rd G, Daggett, MI
A great balance of both high and low ground have created a really wonderful piece of hunting land easily capable of handling a pretty good sized group of hunters. The overhead power line found just south of the cabin, that runs east to west, now provides over 5 acres of open area for various food plots of your choice. This land rolls in all directions, however, starting on the east end the elevation drops over 70 feet by the time you reach the west end of the property. If you continue just mile to the west, beyond the edge of your new property, you will find the peaceful and steady flowing Menominee River, the border of Wisconsin and Michigan. It is here that fishing, canoeing and other water sports tempt you and your guests to leave the hunting camp on a warm day. In the fall, ducks, geese and woodcock follow the river on their annual migration south. A small, but steady, stream along the south side of the property provides fresh water that deer frequent routinely. The shade of the large hemlocks found along the stream always provide good cover and a cool place to spend the day, it is here that you will place at least one of your hunting stands. The aspens were cut a few years back and the regrowth is now providing fabulous cover for deer and grouse, and when the fall migration begins, you can expect woodcock to be found here. The cabin was built a number of years ago and has good bones. Though there is no electricity serving the cabin, a generator provides needed power. No well or septic are currently in place, however there should be little trouble with drilling a well and putting in a septic system as the soils found on the property should support an approved septic system. The trail system throughout the property is very nice, wide and well maintained. Getting to your hunting blind should be no trouble. For larger groups of hunters, know that the entire south border of the property is contiguous to State of Michigan Land. One quarter mile of the north side of the property also borders State land. Trees include very large oaks, pines, hemlock and aspen as well as most other species found in the region. It is the oaks that will continue to grab the attention of resident deer. If you decide to put your guns back in the rack for the day, take the time to find your way to the Pemene Creek, just north of the cabin. It drains into the Menominee River just mile north of the bridge across the Menominee, west of the cabin. There arent very many homes or cabins in this area, even though County Road 374 (G-18) is a really nice asphalt road, likely because there is so much state land in the region, and this is what makes this property so special. If you are looking for easy access to a great hunting property, a property with lots of open space for food plots, one that is near one of the best stretches of water in the region and one that has three fourths of a mile of border that is connected to State land, you found it. The price is right and it is available right now. For the most accurate description of what this property will provide be sure to contact the listing agents, Terry Patrick or Ryan Patrick. This is a nice piece of land that is priced right.

Here we have a 29.77 acre parcel with a higher wooded strip along a paved county road with a large amount of wetland acreage behind it going to the rear of the parcel. There presently exists a three bedroom, one bath home with a metal roof and an oversized two car garage with space for a workshop. The home and garage are in poor condition and, I believe, most prospects would likely consider it a tear down. With that said, an adventurous and optimistic person may be tempted to salvage the structures. One should exercise extreme caution if they decide to enter either of the structures. There is evidence of a driven point for water and I've been told the old septic tank is damaged and non-functioning.
