Sanchez Farm and Hunting

The 135.5 acre Sanchez Farm and Hunting property is located just south of Costilla, NM with paved access off of Highway 522.85. 85+/-t acres are dedicated to irrigated alfalfa in a gorgeous setting in the foothills just north of the Latir Mountain Wilderness. Anannual allotment of 64 acre-feet of irrigation water is provided via an irrigation ditch from the Costilla River and stored in a pond to be distributed across the farm via pivot irrigation. Two cuttings of alfalfa are typical with minimal use of fertilizer, pest, and herbicides. Aggressive management of the farm would lead to greater yields. All existing irrigation equipment is included in thes ale. There are several building sites with stunning views for a new home that would allow continued farming of the current irrigated acreage. The property borders the 13,300 acre Urraca Wildlife Area which was purchased in 1996 by the state of New Mexico to provide habitat for deer and elk. Consequently, it is not unusual to see herds of elk or mule deer grazing the property.The ranch also has traditionally been awarded seven elk tags, for one of the easiest of all hunts.
