Lander County - Unnamed Road, Battle Mountain, NV
Cawrse Farms is a highly productive and meticulously maintained agricultural operation located in Lander County just outside of Battle Mountain, Nevada. Encompassing 2,434± deeded acres, including 1,490± fully water-righted and irrigated acres, this farm is a proven producer of quality test hay with yields approaching 6 tons per acre annually on four cuttings. The farm is being offered with a full line of equipment, valued at over $1.5 Million, to run the farming operation - this is a turn-key operation for a new owner.
The operation has been carefully managed for long-term productivity. No field stand is over six years old, with a consistent rotation into winter wheat to maintain soil health and maximize yields. Fertility has been managed responsibly with regular applications, and pest control is actively maintained. Irrigation infrastructure is in strong condition, with most of the pivots three years or newer. A productive well system supports the operation, and a brand-new well is being tied into the mainline this year, further strengthening long-term water reliability. Positioned on the east side of the valley, the farm benefits from a strong aquifer, avoiding the water challenges seen in other areas.
Improvements are extensive and well cared for, supporting both the operational and residential needs of the farm. The property includes a nicely updated main ranch home featuring a ground-floor primary suite, vaulted ceilings, and expansive windows overlooking a landscaped yard. Three additional well-maintained modular homes provide ample housing for staff or seasonal workers, and a prepared pad with utilities is in place for a potential fifth residence. Operational improvements include a 60’ x 80’ shop, two large grain storage facilities, detached garage/storage, and abundant additional storage throughout the property.
Cawrse Farms is a clean, organized, and efficient farming operation with a strong production history and thoughtful infrastructure layout. The property is being offered turn-key, including a full list of well-maintained equipment necessary for day-to-day operations, to be transferred via bill of sale at close of escrow.
This is a rare opportunity to acquire a large-scale, fully operational farm in Northern Nevada with proven yields, reliable water, and excellent improvements.

Humboldt County - McDermitt, NV
Headquartered in the northern reaches of the Great Basin near the border town of McDermitt, Nevada, the Lucky 7 Ranch is a fully functioning operation that embodies the efficiencies expected of a high desert outfit. Spanning nearly a quarter of a million acres, elevations range from approximately 4,400 feet at the headquarters meadows to over 8,000 feet in the summer country.
Lucky 7 is, in the truest sense, a cattle ranch. With the capacity to efficiently run approximately 3,360 AUs, the ranch converts native forage into high-quality protein through a consistently strong calf crop year after year. Decades of careful management have positioned Lucky 7 as an industry leader, with continued success driven by economical cow-calf operations and the advantages of scale afforded by its size and geographic location.
Rooted in tradition, the ranch remains dependent on the skill, grit, and work ethic of cowboys, their horses, and their dogs. The surrounding Owyhee Desert, Trout Creek Mountains, and Santa Rosa Range define the landscape, while those who work the land carry forward a legacy built over generations, fostering a culture of pride, stewardship, and long-term success.
Lucky 7 maintains a strong working relationship with the Bureau of Land Management and neighboring operations, collaborating to sustain and enhance the health, productivity, and value of the land.
Headquartered in Nevada, the ranch benefits from the state’s favorable tax structure. Additional operational advantages include low per-animal-unit costs, abundant water resources, well-developed range improvements, and functional ranch amenities. The ranch features more than 30 fenced and well-watered pastures, productive meadows, and pivot-irrigated hay fields.
Opportunities to acquire a ranch of this scale and quality are increasingly rare. Lucky 7 Ranch represents one of the few remaining large-scale operations of its kind in the American West.

Douglas County - Financing MiningClaim Ownership, Minden, NV
This is a legally registered, 20.66 acre gold and gem, LODE Mining Claim for sale, the Tahoe Lode #6, with a quartz/gold mineral vein running intermittently thru the claim.
Though most is quartz, there are segments with gold traces.
A good sign here is in my claim area before me are other claim owners who all have been working their claims for years and is why I checked out this area, so I am not alone in learning about the prospecting potential in this area.
See at the end of my listing pictures screen shots of the BLM MLRS pages showing just some of these working claims in and around my claim area being worked by experienced prospectors, in my Section and adjacent Sections.
Satellite views are also with the top listing pictures.
Pictures are what the claim and area looks like with also aerial views.
The quartz/gold and gem pictures are representative of what is to be found here.
This mining claim is for those who want a more secluded claim located at the very end of a higher clearance claim road.
Another side road leads into the claim making it easier to access the claim interior.
The quaint mountain town of Minden is just about 8 miles southwest with all the necessities.
At the claim you are out and away from everything, but close enough to enjoy the area mountain towns and all of the nearby Lake Tahoe activities.
My claims here are not meant for developing a large scale mining operation and are more for recreational use for camping and prospecting.
See further down the listing the Buying Process, my financing options to choose from, and how to purchase my claim.
See with the top listing pictures maps and satellite views.
Click on the top listing picture then arrow right to see all.
Gold prices have reached an all time high of over $4000 per ounce.
This claim is in a mineralized area, and is great for rock hounds, metal detecting, relic hunting, and dry-washing. Some historical gold producing mines were in this area,
This area has produced Black Fire Opals (the Nevada State gem) and agates and arrowheads and relics are often found in this area dating back to the Paiute Nation.
The nearby town of Minden has been voted one of the best small towns in the US.
Great location with Lake Tahoe only 45 miles West,
Yosemite National Park a little over an hour South.
Topaz lake is just 40 minutes South
Town of Gardnerville, just 7.7 miles SW with all the necessities.
Carson City 35 minutes North.
Reno, one hour North.
Owning a mining claim is having access to a lifetime of great family fun and recreation, in a very beautiful, natural setting.
Nevada, is a great, scenic state, where the spirit of the Old West still lives on.
A lode claim differs from my placer claims, as on a lode claim you can dig into the mountain side and could even go to the extent of building a mine shaft with an approved BLM Plan of Operation.
Lode claims have veins of valuable minerals including gold in veins (called lodes) cutting thru rocks. Quartz and gold are frequently found together and digging into the quartz vein is called chasing the vein.
I found the beginnings of a small trace vein of quartz/gold and found it intermittently up the claim.
Some float (loose sliding rocks) is on the claim.
In lode mining claim prospecting, float refers to loose fragments of rock, ore, or mineral-bearing material that have broken off from a larger, solid bedrock deposit (or "lode") and have been transported downhill.
Finding float is a clue in lode prospecting because it indicates that a potentially richer vein of ore could be somewhere uphill from where the fragments are found.
The process of lode, hard rock mining, is the process where gold is extracted directly from the lode vein beneath the ground and in the mountain side rock, filling in the holes when leave the claim as required by the national forest.
For the use of any machinery, you need to file a Plan of Operation with the BLM for approval.
Scratch your rock ore against an unglazed white ceramic streak plate.
If it's gold, it will leave a golden streak. Or scratch the surface of the specimen with a knife. Gold is a soft metal that will show scratch marks.
You will also receive a free Prospecting Kit once you have paid for your claim that includes,
a Rockhounding Geology Hammer Tool, Rock Pick Axe, 3 PCS Digging Chisels Kit, with Musette Bag, and a Compass. See picture of that kit with the listing pictures.
On my visits to this claim area, I gathered in the intermittent mineral vein, approx. 1/8 of an ounce of gold, being worth about $300. As the BLM does not specify the amount of gold to be found to locate a claim other than gold needs to be discovered, I use this amount for a 20.66 acre claim lode claim as a projection of gold potential. Someone with more time may find more.
Gold prices are over $4000/ounce. Though I could never guarantee what you will find, I did locate this claim in an historical area for gold prospecting as evidenced by the many other claim owners in this area that I previously mentioned.
Gold in just this past year has gone up over $500 per ounce.
Nevada reports that over 6000 ounces of gold have been recovered in these mountain ranges. A ravine has cut into this gold carrying ore body, placing gold deposits in pockets along the ravine.
Beautiful landscapes of the Sierras will make mining seasons here at the Buckeye Creek a great experience.
You can mine this claim year round as the area does not often get deep snowfall.
The area is easy to access, and you can pull a camper right up into the claim.
Nevada is a top producer of gold in the US today.
A mining claim is an affordable way to enjoy the beauty of the land combined with the adventure of panning for gold.
I feel I am selling more than prospecting for gold and gems.
You would be acquiring an experience that will give you a good feel for what the old time prospectors must have felt during the days of the original Nevada Gold Rush.
National Forests remained open at all times during the virus with a televised invitation by the Director for families to visit them as safe places for family recreation, making our mining claims some of the safest places for your family to enjoy and get away from all the nonsense.
NEVADA ROCKHOUNDING
Nevada is an actual rockhounding paradise. The reason is Nevada was once totally under water, back when giant marine reptiles swam freely in a gigantic, shallow sea in an area that would later become Nevadas Great Basin. Majorgeological activity happened, making way for massive deposits of silver, gold, opalized wood, onyx, agate, geodes, jasper, turquoise, and a whole lotta fossils. It helped make Nevada the lucrative mining area it is today.
In Nevada, spending the day searching for little bits of natural history can be the perfect way to connect with the great outdoors. You will have the thrill of cracking open a slab of shale to reveal a trilobite fossil or unearthing a gorgeous nugget of turquoise. Once you find your first gemstone, youll wonder why you didnt start rockhounding earlier.
TOWN OF MINDEN
Voted The Most Beautiful Small Town In Nevada by House Beautiful magazine, this quaint community shows that you should never overlook Nevadas smaller communities. Located in the awe-inspiring Carson Valley, the town of Minden is definitely worth taking a closer look at.
With a population of just 3,000 residents, Mindon is surrounded by the breathtaking Carson Valley and boasting a town center that will remind you of yesteryear.
Minden is proud of its old-fashioned charm which remains present to this very day. As you stroll through the historic downtown, you're bound to spot 100-year-old homes and sturdy brick buildings which were designed by famous Nevada architect Frederick Delongchamps.
The town itself feels like something out of a bygone era. Boasting a nice array of charming businesses including local restaurants, antique stores, and art galleries, it's the type of community that's getting harder to find these days.
GOLD HISTORY: Gold mining in Nevada is a major industry, and one of the largest sources of gold in the world. In 2018 Nevada produced 5,581,160 troy ounces representing 78% of US gold and 5.0% of the world's production. Total gold production recorded from Nevada from 1835 to 2017 totals 205,931,000 troy ounces, worth US$322.6 billion at todays values.
Modern mining began in Nevada in 1849 with the discovery of placer gold in a stream flowing into the Carson River near the present town of Dayton. This discovery was made by 49ers on their way to the California gold fields,
By the Spring of 1851, some 200 placer miners, including James Old Virginny Finney, were working in the area.
BUYING PROCESS:
To purchase my claim, I would need how you want your name(s) and street mailing address on the contract, and which payment option you choose, where I would scan and email you a signed contract.
Total price of $3500, that can be paid in one full payment where your ownership is then transferred after receiving payment,

Drop those coordinates into Google Earth and look at the way the rimrock breaks over this 20-acre parcel in the Gamble District. This isn’t a flat patch of nothing; this is high-desert hunting ground, dominated by rolling sage-sea, native brush, and the kind of hilly "draws" where big mule deer like to bed down when the sun gets high.
The Public Land Problem
If you’re like most hunters in Nevada or Utah, your season looks the same every year. You wake up at midnight, pound coffee, and drive three hours just to find four other rigs from out of state parked at the gate. You hike five miles into the back-country, sweating through your base layers, only to have some guy with a Bluetooth speaker or a "Sea of Orange" caravan spook the elk you’ve been glassing for three days. You’re paying for the tags, the Swarovski glass, and the Kuiu gear—but you’re still hunting like a guest on someone else’s porch.
Salt in the Wound
It’s a gut-punch when you finally settle into a glassing point at first light, only to see another hunter’s headlamp bouncing toward you. All that scouting, all that PTO you saved up, gone because you’re fighting for the same three square miles of public timber as everyone else. And the worst part? You can’t leave a permanent blind. You can’t plant a food plot. You can’t even leave a trail cam out without worrying some passerby is going to clip the lock and walk off with it. You’re a nomad in your own state.
Your "Fortress of Solitude"
This 20-acre property in Montello changes the math. Because it borders BLM land, your "backyard" just became thousands of acres of rugged Nevada wilderness—but the core of it belongs to you.
Imagine this instead:
You pull your Tacoma right up to your own private dirt road access. You’ve got a secure steel shed on-site where your quad and your gear stay year-round. No more hauling 60-pound packs in and out every day. You spend your Saturday afternoon practicing long-range holds at 500 yards on your own private range.
When the season starts, the "Zero-Commute" hunt is real. You wake up, walk twenty yards in the crisp 4:00 AM air, and sit in a permanent, heated blind you built yourself. This is the kind of drainage where you put a camera up in July and spend all of August staring at your phone in disbelief at the resident herd moving through your rimrock. You aren't chasing game anymore; you're managing them.
More than Just Dirt
This isn't just about a 2026 tag. This is about being the man who has a "place." It’s about the look on your son’s face when he takes his first buck on his family land, without a ranger or a stranger in sight. It’s about teaching him how to track, how to respect the sage, and how to own a piece of the American West that’s actually his. While everyone else is fighting over the last few spots on the map, you’re sitting on the porch with a cold one, watching the sunset over the mountains, knowing your legacy is fenced, deeded, and secure.

Elko County - Twelvemile Canyon Rd, Montello, NV
Own a Piece of Nevada Freedom in Wildhorse Canyon. 10 Acres with Ranching, Homesteading, and Livestock Potential
If you’ve been searching for land where you can truly spread out, live independently, and build something of your own, this 10-acre parcel in Wildhorse Canyon deserves a serious look. Located in the wide-open high desert of northern Nevada, this property offers the kind of space, privacy, and flexibility that is becoming increasingly difficult to find anywhere in the western United States.
This is the type of property people dream about when they picture off-grid living, ranching, homesteading, or simply owning a quiet place far away from crowded cities and constant noise. Surrounded by expansive mountain ranges and open valley views, this parcel gives you room to breathe and the freedom to use your land the way you want.
Why This Property Stands Out:
• 10 full acres in Wildhorse Canyon
• Agriculture and livestock allowed
• Direct road access off Twelvemile Canyon Rd.
• BLM land directly to the east and south
• Wide-open valley and mountain views
• No nearby neighbors
• Extremely low annual taxes
• Seller financing available with no banks or credit checks
The property sits in Wildhorse Canyon near Montello, Nevada, an area well known for its rugged beauty, massive open landscapes, and strong appeal for homesteaders, outdoor enthusiasts, ranchers, and land investors alike. With direct road access right off Twelvemile Canyon Rd. (State Road BLM 1076), you can reach the property without dealing with complicated backcountry navigation or inaccessible terrain. Many remote properties sound appealing until you actually try to get to them. This parcel offers a much more practical setup with straightforward access and usable terrain.
One of the strongest features of this property is the surrounding BLM land directly to the east and south. That means your neighboring land is federally managed open space, not packed subdivisions or future dense development. It creates a much larger feeling of privacy and helps preserve the natural beauty and open views surrounding the parcel.
Perfect For:
• Off-grid homesteading
• Ranching and livestock
• Horses and agricultural use
• RV and camping setups
• Recreational weekend use
• Long-term land investment
• Hunting and outdoor recreation
• Buyers seeking privacy and freedom
Whether your goal is to establish a self-sufficient homestead, raise livestock, use the land recreationally, or simply hold it as a long-term investment, this parcel gives you options. Nevada remains one of the strongest states in the country for people seeking fewer restrictions, lower taxes, and more personal freedom with land ownership.
The zoning allows for residential use along with agriculture and livestock, making this an ideal setup for anyone looking to build a more independent lifestyle. Bring horses, cattle, goats, chickens, or other animals and create the kind of rural setup that simply is not possible in many heavily regulated areas of the country anymore.
The wide-open valley surrounding the property creates stunning panoramic views in every direction. Sunrise and sunset across the mountain ranges are especially impressive in this part of Elko County. At night, the skies open up into incredible stargazing with very little light pollution. This is the kind of place where you can actually hear silence again.
Outdoor Recreation Nearby:
• ATV and dirt bike riding
• Horseback riding
• Hunting opportunities
• Hiking and exploring public land
• Camping under dark Nevada skies
• Wildlife viewing
• Photography and stargazing
• Access to thousands of acres of nearby open land
Wildhorse Canyon and the surrounding Montello area continue attracting buyers looking for affordable land with usable zoning and strong long-term potential. As more people leave crowded cities searching for freedom, affordability, and self-reliance, quality rural land in the western United States continues becoming more desirable. Parcels with direct access, usable terrain, and nearby public land tend to stand out from the rest.
Unlike many small recreational lots, a full 10-acre parcel gives you meaningful space to actually use the land. You have room for structures, animals, equipment, gardens, recreational vehicles, storage, and future expansion. Whether you want a weekend retreat today or a full-time homestead tomorrow, the property gives you flexibility without forcing immediate development.
This area of northeastern Nevada is also known for outdoor recreation opportunities. Hunting, horseback riding, ATV riding, hiking, camping, and exploring public lands are all part of everyday life out here. The nearby BLM acreage dramatically expands the amount of land you can explore and enjoy.
Why Buyers Continue Looking at Nevada Land:
• Lower taxes than many western states
• Greater flexibility for landowners
• Strong homesteading appeal
• Affordable acreage compared to neighboring states
• Increasing demand for rural land
• Long-term investment potential
• More privacy and fewer restrictions
• Growing interest in self-sufficient living
For investors, properties like this can also serve as strategic long-term holds. Nevada continues seeing interest from buyers looking for affordable rural land with fewer restrictions than neighboring states. Large acreage parcels with legal road access and residential/agricultural zoning tend to maintain strong appeal because they offer real usability instead of simply speculative paper lots.
Another major advantage is the low carrying cost. Annual property taxes are only $28.51 per year, helping keep ownership affordable long term. That means you can hold the property comfortably without dealing with the heavy annual expenses that exist in many other states.
Financing is designed to keep the buying process simple and accessible. No banks, no credit checks, and no complicated approval process. Instead of spending weeks dealing with lenders, paperwork, and underwriting requirements, you can secure the property directly through simple seller financing.
Financial Highlights:
• Discounted cash price of $12,999
• Affordable monthly payments
• No interest charged
• No prepayment penalties
• No bank financing required
• No credit checks
• Straightforward seller financing
• Low annual taxes
Many buyers appreciate being able to lock in land now while values remain relatively affordable. As inventory of quality rural land continues shrinking and demand increases, buyers who waited often end up paying substantially more later for similar acreage.
The terrain offers a strong combination of usability and scenic beauty. The parcel sits in a naturally beautiful valley setting surrounded by mountain ranges that create dramatic Nevada landscapes year-round. Unlike steep or heavily obstructed parcels, this property provides usable open ground with excellent flexibility for future plans.
Imagine building a cabin, barndominium, manufactured home, or off-grid setup while overlooking miles of untouched Nevada landscape. Imagine waking up without traffic noise, crowded neighborhoods, or constant interruptions. This is the kind of property where you can build a completely different pace of life.
