Lander County - Unnamed Road, Battle Mountain, NV
Cawrse Farms is a highly productive and meticulously maintained agricultural operation located in Lander County just outside of Battle Mountain, Nevada. Encompassing 2,434± deeded acres, including 1,490± fully water-righted and irrigated acres, this farm is a proven producer of quality test hay with yields approaching 6 tons per acre annually on four cuttings.
One of the cleanest and best-maintained farming operations you'll find anywhere in the West. Pride of ownership is evident throughout every aspect of the property.
Owner retiring. A complete line of well-maintained rolling stock and farm equipment is available, creating the opportunity for a true turnkey operation or allowing a buyer to tailor the purchase to their specific needs.
Whether you're an owner-operator or an investor seeking a fully operational farming enterprise, this property offers exceptional flexibility.
The operation has been carefully managed for long-term productivity. No field stand is over six years old, with a consistent rotation into winter wheat to maintain soil health and maximize yields. Fertility has been managed responsibly with regular applications, and pest control is actively maintained. Irrigation infrastructure is in strong condition, with most of the pivots three years or newer. A productive well system supports the operation, and a brand-new well is being tied into the mainline this year, further strengthening long-term water reliability. Positioned on the east side of the valley, the farm benefits from a strong aquifer, avoiding the water challenges seen in other areas.
Improvements are extensive and well cared for, supporting both the operational and residential needs of the farm. The property includes a nicely updated main ranch home featuring a ground-floor primary suite, vaulted ceilings, and expansive windows overlooking a landscaped yard. Three additional well-maintained modular homes provide ample housing for staff or seasonal workers, and a prepared pad with utilities is in place for a potential fifth residence. Operational improvements include a 60’ x 80’ shop, two large grain storage facilities, detached garage/storage, and abundant additional storage throughout the property.
This is a rare opportunity to acquire a large-scale, fully operational farm in Northern Nevada with proven yields, reliable water, and excellent improvements.

Elko County - Pilot Rd., Montello, NV
Owner Financing:
- $556 down (plus the $349 doc fee)
- $556 down $556/Mo for 60 months (plus prorated taxes and note maintenance fee)
If you have been picturing a stretch of Nevada desert that answers to no one but you, room enough to park an RV and actually stay, this ground on Pilot Road puts that within reach of Salt Lake City.
Two parcels come together here into one 20 acre tract, sold as a single piece of ground. One deed, one tax bill, twenty acres to work with from day one.
Pilot Road is dirt the whole way in, common for high desert land this far from a paved highway, the kind of plain, quiet county road that keeps this ground feeling like your own rather than a place people pass through.
No electric line reaches this area yet.
Power here starts with whatever you bring in, solar, a generator, or both, a common setup for high desert acreage this far from the grid.
Elko County requires an approved well and septic system for a home or a full time RV hookup here.
Camping or RV placement without septic is allowed, but has to move every 28 days.
Connect an approved septic system, and it can stay put for good, the one line that separates a weekend stop from an actual address.
Confirm current well and septic permit requirements with Elko County before finalizing your plans.
A mobile/manufactured home is allowed too, with a building permit from the county.
Twenty acres is enough room to actually spread out.
An RV, a garden, a workshop, without any of it competing for space or a neighbor close enough to notice. At roughly $1,250 an acre, that is ground you get to configure entirely yourself.
Nights out here get properly dark, the kind of sky you only get this far from town lighting.
Salt Lake City sits about two hours and thirty minutes away, 172 miles down the road, close enough for a regular supply run or a straightforward trip home if you split time between two places. That same distance works both ways, so anyone coming out to see the place in person is looking at a comfortable drive too.
This stretch of Elko County has been ranching country for generations, the kind of basin and range landscape that defines most of Nevada, flat ground running out until it meets a distant line of mountains, nothing crowding the view in between.
This ground fits someone who wants to set the pace themselves, an RV parked for good once septic and well are approved, or something more permanent built later.
There is no deadline attached to either path, only the one you choose.
The Numbers
Buy it for cash: $24,995
or
Finance it with us for $556 down and $556 a month for 60 months.
A $349 non-refundable doc fee applies to either path and is due with the down payment. Annual taxes run about $72.
Financed out across the full 60 months, that spreads this parcel into a payment most budgets can absorb, instead of saving up the full cash price at once.
Annual taxes stay modest too, keeping the cost of simply holding this ground low while your plans take shape.
Two and a half hours from Salt Lake City is close enough to get to and far enough to actually disappear into.
If that is the trade you have been picturing, call us today, and we can start with whatever question is on your mind first, the well, the septic, or the financing.

Humboldt County - McDermitt, NV
Headquartered in the northern reaches of the Great Basin near the border town of McDermitt, Nevada, the Lucky 7 Ranch is a fully functioning operation that embodies the efficiencies expected of a high desert outfit. Spanning nearly a quarter of a million acres, elevations range from approximately 4,400 feet at the headquarters meadows to over 8,000 feet in the summer country.
Lucky 7 is, in the truest sense, a cattle ranch. With the capacity to efficiently run approximately 3,360 AUs, the ranch converts native forage into high-quality protein through a consistently strong calf crop year after year. Decades of careful management have positioned Lucky 7 as an industry leader, with continued success driven by economical cow-calf operations and the advantages of scale afforded by its size and geographic location.
Rooted in tradition, the ranch remains dependent on the skill, grit, and work ethic of cowboys, their horses, and their dogs. The surrounding Owyhee Desert, Trout Creek Mountains, and Santa Rosa Range define the landscape, while those who work the land carry forward a legacy built over generations, fostering a culture of pride, stewardship, and long-term success.
Lucky 7 maintains a strong working relationship with the Bureau of Land Management and neighboring operations, collaborating to sustain and enhance the health, productivity, and value of the land.
Headquartered in Nevada, the ranch benefits from the state’s favorable tax structure. Additional operational advantages include low per-animal-unit costs, abundant water resources, well-developed range improvements, and functional ranch amenities. The ranch features more than 30 fenced and well-watered pastures, productive meadows, and pivot-irrigated hay fields.
Opportunities to acquire a ranch of this scale and quality are increasingly rare. Lucky 7 Ranch represents one of the few remaining large-scale operations of its kind in the American West.

Winnemucca History & Culture
Does “Winnemucca, NV” ring any bells? It might if you’re familiar with Chief Winnemucca of the local Northern Paiute people, the first to call this region of Nevada home, and his daughter, Sarah Winnemucca. The 1860s construction of the Transcontinental Railroad (which built out existing East Coast railways all the way to San Francisco) also helped put Winnemucca on the map. This historic endeavor brought a community of Chinese workers to the area who, along with Basque sheepherders from southern Europe’s Basque Country, contributed to the town’s cultural background.

MINING CLAIM OWNERSHIP

This is a legally registered, 20.66 acre gold and gem, LODE Mining Claim for sale, the Tahoe Lode #6, with a quartz/gold mineral vein running intermittently thru the claim.
There is quartz with segments of gold.
Buyer will receive after final payment a Free Prospecting Kit: see picture of this kit with the top listing pictures:
15 Piece Geology Rock Pick Hammer Kit, Rock Hounding Equipment:
32 oz Hammer, Gear Shovel, Musette Bag, Compass, Wooden Chisel, 3 Piece Digging Chisels Set for Rock Hounding, Gold Mining, Prospecting.
A good sign here is in my claim area before me are other claim owners who all have been working their claims for years and is why I checked out this area, so I am not alone in learning about the prospecting potential in this area.
Satellite views are also with the top listing pictures.
Pictures are what the claim and area looks like with also aerial views.
The quartz/gold and gem pictures are what is to be found here.
This mining claim is for those who want a more secluded claim located at the very end of the claim road.
Another side road leads into the claim making it easier to access the claim interior.
The quaint mountain town of Minden is just about 8 miles southwest with all the necessities.
At the claim you are out and away from everything, but close enough to enjoy the area mountain towns and all of the nearby Lake Tahoe activities.

Gold prices have reached an all time high of over $4000 per ounce.
This claim is in a mineralized area, and is great for rock hounds, metal detecting, relic hunting, and dry-washing. Some historical gold producing mines were in this area,
This area has produced Black Fire Opals (the Nevada State gem) and agates and arrowheads and relics are often found in this area dating back to the Paiute Nation.
The nearby town of Minden has been voted one of the best small towns in the US.
Great location with Lake Tahoe only 45 miles West,
Yosemite National Park a little over an hour South.
Topaz lake is just 40 minutes South
Town of Gardnerville, just 7.7 miles SW with all the necessities.
Carson City 35 minutes North.
Reno, one hour North.
Owning a mining claim is having access to a lifetime of great family fun and recreation, in a very beautiful, natural setting.
Nevada, is a great, scenic state, where the spirit of the Old West still lives on.
A lode claim differs from my placer claims, as on a lode claim you can dig into the mountain side and could even go to the extent of building a mine shaft with an approved BLM Plan of Operation.
Lode claims have veins of valuable minerals including gold in veins (called lodes) cutting thru rocks. Quartz and gold are frequently found together and digging into the quartz vein is called chasing the vein.
I found the beginnings of a small trace vein of quartz/gold and found it intermittently up the claim.
Some float (loose sliding rocks) is on the claim.
In lode mining claim prospecting, float refers to loose fragments of rock, ore, or mineral-bearing material that have broken off from a larger, solid bedrock deposit (or "lode") and have been transported downhill.
Finding float is a clue in lode prospecting because it indicates that a potentially richer vein of ore could be somewhere uphill from where the fragments are found.
The process of lode, hard rock mining, is the process where gold is extracted directly from the lode vein beneath the ground and in the mountain side rock, filling in the holes when leave the claim as required by the national forest.
For the use of any machinery, you need to file a Plan of Operation with the BLM for approval.
Scratch your rock ore against an unglazed white ceramic streak plate.
If it's gold, it will leave a golden streak. Or scratch the surface of the specimen with a knife. Gold is a soft metal that will show scratch marks.
On my visits to this claim area, I gathered in the intermittent mineral vein, approx. 1/8 of an ounce of gold, being worth about $300. As the BLM does not specify the amount of gold to be found to locate a claim other than gold needs to be discovered, I use this amount for a 20.66 acre claim lode claim as a projection of gold potential. Someone with more time may find more.
Gold prices are over $4000/ounce. Though I could never guarantee what you will find, I did locate this claim in an historical area for gold prospecting as evidenced by the many other claim owners in this area that I previously mentioned.
Gold in just this past year has gone up over $500 per ounce.
Nevada reports that over 6000 ounces of gold have been recovered in these mountain ranges. A ravine has cut into this gold carrying ore body, placing gold deposits in pockets along the ravine.
Beautiful landscapes of the Sierras will make mining seasons here at the Buckeye Creek a great experience.
You can mine this claim year round as the area does not often get deep snowfall.
The area is easy to access, and you can pull a camper right up into the claim.
Nevada is a top producer of gold in the US today.
A mining claim is an affordable way to enjoy the beauty of the land combined with the adventure of panning for gold.
I feel I am selling more than prospecting for gold and gems.
You would be acquiring an experience that will give you a good feel for what the old time prospectors must have felt during the days of the original Nevada Gold Rush.
National Forests remained open at all times during the virus with a televised invitation by the Director for families to visit them as safe places for family recreation, making our mining claims some of the safest places for your family to enjoy and get away from all the nonsense.
NEVADA ROCKHOUNDING
Nevada is an actual rockhounding paradise. The reason is Nevada was once totally under water, back when giant marine reptiles swam freely in a gigantic, shallow sea in an area that would later become Nevadas Great Basin. Majorgeological activity happened, making way for massive deposits of silver, gold, opalized wood, onyx, agate, geodes, jasper, turquoise, and a whole lotta fossils. It helped make Nevada the lucrative mining area it is today.
In Nevada, spending the day searching for little bits of natural history can be the perfect way to connect with the great outdoors. You will have the thrill of cracking open a slab of shale to reveal a trilobite fossil or unearthing a gorgeous nugget of turquoise. Once you find your first gemstone, youll wonder why you didnt start rockhounding earlier.
TOWN OF MINDEN
Voted The Most Beautiful Small Town In Nevada by House Beautiful magazine, this quaint community shows that you should never overlook Nevadas smaller communities. Located in the awe-inspiring Carson Valley, the town of Minden is definitely worth taking a closer look at.
With a population of just 3,000 residents, Mindon is surrounded by the breathtaking Carson Valley and boasting a town center that will remind you of yesteryear.
Minden is proud of its old-fashioned charm which remains present to this very day. As you stroll through the historic downtown, you're bound to spot 100-year-old homes and sturdy brick buildings which were designed by famous Nevada architect Frederick Delongchamps.
The town itself feels like something out of a bygone era. Boasting a nice array of charming businesses including local restaurants, antique stores, and art galleries, it's the type of community that's getting harder to find these days.
GOLD HISTORY: Gold mining in Nevada is a major industry, and one of the largest sources of gold in the world. In 2018 Nevada produced 5,581,160 troy ounces representing 78% of US gold and 5.0% of the world's production. Total gold production recorded from Nevada from 1835 to 2017 totals 205,931,000 troy ounces, worth US$322.6 billion at todays values.
Modern mining began in Nevada in 1849 with the discovery of placer gold in a stream flowing into the Carson River near the present town of Dayton. This discovery was made by 49ers on their way to the California gold fields,
By the Spring of 1851, some 200 placer miners, including James Old Virginny Finney, were working in the area.

TOWN OF GARDNERVILLE
Gardnerville Nevada holds down the southern half Carson Valleys bustling business corridor alongside the adjoining town of Minden. Gardnerville still exudes the historic charm that has drawn countless people to the region since the mid-1800s. Neighboring Genoa at the foot of the Sierra Nevada may have been the first settlement in the state, but it was Gardnerville that became Nevadas first hub for agriculture and mining supplies during the late 19th century.

GOLD HISTORY
The mining districts of Clark County are scattered through the many north-trending mountain ranges characteristic of this part of the State.
Although there is some indication of early small-scale mining by Indians and Spanish explorers, it was not until 1855, when the Mormon settlers began operating the Potosi mine in the Goodsprings district, that large-scale lode mining began. The Potosi is the oldest lode mine in the State. Gold-silver deposits were discovered in the Eldorado district in 1857, and some time later, in the Goodsprings and Searchlight districts.

BOULDER CITY
Boulder City is a unique city known for its rich history, small-town charm, and proximity to Hoover Dam and Lake Mead, and is known for its historic downtown, unique architecture, and a slower pace of life compared to nearby Las Vegas.
Established in 1931 to house the builders of Hoover Dam, Boulder City, Nevada now brims with cute shops, killer cafs, and an Art Deco aura. Fewer than 30 miles southeast (but an entire world away) from Las Vegas, this charming southern Nevada burg is a hub for history and adventure at Hoover Dam, Lake Mead National Recreation Area, the Colorado River, and beyond.
LAKE MEAD
Experience outdoor thrills, striking landscapes, and brilliant blue waters. This year-round recreation area spreads across 1.5 million acres of mountains, canyons, valleys and two vast reservoirs. Visitors come here for scenic drives, biking, hiking, boating, fishing, camping, and much more.
Visitors to Lake Mead National Recreation Area enjoy a variety of water recreation activities in a rugged and picturesque setting. Lakes Mead and Mohave offer some of the country's best sport fishing. Boating and water skiing are favorite activities on the broad expanses of open water, along with kayaking and canoeing.
TOWN OF SEARCHLIGHT
A mining town that grew up around a rich gold strike in 1897, Searchlight succeeded Pioche as the principal city of southern Nevada when production began in earnest in 1902.
These days Searchlight is basking in a new prosperity based on its location on the ever busier US 95 traffic corridor between Las Vegas and Laughlin.
The origin of the towns unusual name is explained in an exhibit at the small museum a short distance east on the Cottonwood Cove road. It says the Mining District (and therefore the town that grew up there) was named for a brand of wooden matches.
The display includes a piece of the wooden box they came in. Its big enough to serve as a small writing-desk (the original laptop!) and its easy to picture a group of elated miners searching their excited minds for a name to give their discovery.
It's not hard to find exciting things to see and do in Searchlight. An abundance of tours are available to explore the area including trips to an old Gold Mine, and trips to Joshua Tree and Grand Canyon National Parks.
