Detailed Info About this Parcel:
Terrain & Vegetation
Terrain is mostly flat, so parking your mobile home is easy. The ground is made up of hard-packed dirt, sand, and patches of light desert grass. Youll see natural desert vegetation like sagebrush, low shrubs, weeds, and a few small juniper trees, with the occasional sight of rabbits and other desert wildlife roaming through.
Its the classic New Mexico desert setting! Its dry, peaceful, and the views are especially beautiful during sunrise and sunset, when the sky lights up in gold and red.
Access & Roads
Access is via smooth dirt roads that cut across the area and reach the parcel directly. The drive out is actually pretty nice with smooth dirt roads all the way, easy for any car that doesnt mind a little dust. Its open, easy to spot, and not blocked by fences or neighboring structures.
There are no visible power lines or water connections nearby which means this is a true off-grid property where solar or a generator would be your best option for power, and a private well or hauled water system would be needed for water.
Because its several miles from the main road, the drive in feels like an adventure with cell reception available throughout for convenience.
Surroundings
This property is open and isolated with no immediate neighbors or distractions. Light up a campfire, kick back under the Milky Way, and spend the night just soaking up that desert peace with your favorite people.

This 69.7 acres tract has lots of privacy and seclusion, great building sites, water, electric to boundary line and one large backyard. What kind of a backyard am I talking about? How about National Forest on 3 sides. How about a Conservation Easement. There two restrictions; one, is you cannot split the property and two, you can only build on this one bench and the following are the GPS coordinates for the bench, 3548'5.98"N 10641'9.52"W. Now you have a back yard that is bounded by National Forest on 3 sides. You want views, this tract has some great views. The elevation is approximately 6300 ft. The Jemez River is a short 15 minute walk and you will be able to catch Rainbow and German Brown Trout. A short 10 minute walk and it will get you to Soda Dam where you will find some hot springs. A short 10 minute drive and you are in the heart of the Santa Fe National forest where you will find some great fishing, elk, deer, turkey and many other animals. Actually, you will sometime finds elk, deer and turkey on this 69 acres. You are only a 24 minute drive from the Valles Caldera National Preserve. A well will be drilled on the site at sellers expensed. Seller is open to a real estate contract . There is a HOA.

Sandoval County - Jemez Springs, NM
When you come to the junction of the road to Caon Del Norte and Cochiti Mesa, take the Cochiti Mesa road and take the first right and you will eventually come to a flat spot and a great building spot with all kinds of views to the West, South & North. There was once a cabin on the spot but burnt down during the Las Concha Fire. The fact that the whole area did burn is not deterring any sales in the area, it is healing. No electric but plenty and I mean plenty of solar exposure. Have to drill a well with the wells at a depth of 250 to 500 in the area.
Go back to the junction and head toward Caon Del Norte. Once at the bottom you will take a little road to the North, (about 100 yards), The road is blocked by fallen, burnt trees and erosion, but if you walk it, it is not that bad. From the end of the road walk about 650 and you will come to the southern boundary line of the property, see plat. When I walked it, I made a boo boo and did not flag it but I will flag it, (approximately) when I show it to you. The road is also call the Bland Canyon Road and it is a Forest Service Road but is pretty much abandoned by the Forest Service but still on their books. While walking the road you will notice a drainage, that drainage is a spring that use to run, (the spring does run in a couple of places approximately 1/4+miles North and up Del Norte Canyon). The western boundary line is Forest Service and the drainage, (spring) runs in and out of the property and Forest Service. There are two other dried springs that run into the main drainage. You are definitely in a canyon but it does have some flat areas where you can build and many, not so steep, inclines that can be excavated.
The road to the junction is a Sandoval County maintained road and the property is about 1/4 acre from property lending itself to year around living. There are two individuals that now live in the area year around. The canyon portion of the property would, (but not necessarily), be for recreational use. The canyon part is my favorite because you can privacy and seclusion. And chance is better to hit water at a shallow depth. But remember and as any well driller will state, only God can guarantee water.
3547'47.08"N 10628'1.42"W will get you to the center, (approximately) of the build spot on top
3548'7.55"N 10628'11.21"W will get you to the bottom of Caon Del Norte
3547'32.85"N 10628'4.71"W Will get you to the inner portion of the property, along Bland Canyon Road
