Coke County - Robert Lee, TX
Offered for the first time in over 80 years!
The High Divide Ranch is a magnificent example of living history! Located on the west rim of the San Juan Mesa (which divides the Llano Estacada and the Edwards Plateau) this area was once favored by Native Americans and later on Settlers, Buffalo Hunters, Outlaws and Cattle Drivers! In more recent times, this property was well-known locally as a working sheep, goat and cattle ranch.
Turn off of Hwy 208 onto the paved drive and follow it 8/10ths of a mile, where you will arrive at the Main Headquarters. The property is headquartered by a grand 4200sq. 3/2 custom stone home designed by Architect Ralph Duesing that was completed in 1988. The Headquarters & Home feature a stone courtyard, large back patio, garden area, detached garage, carport and storage room, stone barn, tack room and dog kennels with separate water/septic.
The terrain on the ranch is incredibly diverse; varying from caliche Mesas' offering tremendous views to Shin Oak filled finger canyons and Live Oak and Mesquite filled bottoms with deeper soils. The ranch is fenced and crossed fenced into multiple pastures with fences generally being in good condition. There are numerous stock tanks located throughout the ranch, in addition to these tanks, there are 6 windmill wells and 3 submersible wells located on the property that provide water to multiple troughs.
In addition to the livestock aspect, the ranch offers excellent hunting for whitetail deer, turkey and hog, as well as great wing shooting for dove and waterfowl on the tanks! Large coveys of bobwhite quail have also been recently spotted. There is a small hunter's cabin located below the main headquarters that offers additional lodging.
Ideally located in both Coke and Tom Green Counties, with approx. 2 miles of frontage on Hwy 208 13 +/- miles South of Robert Lee and 18 +/- miles north of San Angelo.

Coke County - San Angelo, TX
Lee, Lee & Puckitt is very honored and excited to represent the Wilson Carlsbad Ranch to the ranch market!
Listing Broker: Lane Puckitt
Location:
This beautiful ranch is located approximately 12 miles outside of San Angelo, Texas off of US Hwy 87N then north on March Road (paved all except to the last mile approximately but all Tom Green County maintained) then approximately a mile on an easement (caliche road) to the ranch entrance.
Terrain:
This gently rolling northern Tom Green County and southern Coke County ranch is extremely scenic! Lots of big, deep soiled valleys with many seasonally dry creek beds rising up to the large hillsides with killer views. Much care has been given over the years to mesquite, cedar, and prickly pear control. Also, the interior roads are considered good. This gorgeous property is completely HIGH FENCED with high-tinsel wire/steel posts. Most of the fences are considered in very good condition with many built within the last few years. Lots of cover for deer and other wildlife and considering our dry range conditions, this ranch has good range conditions.
Improvements:
The only house on the ranch is used by hunters. It is a small concrete cinder block structure with comp shingles, small kitchen & bathroom. There is a very large barn used for storage of ranch equipment, and supplies. Nice barn that was built several decades ago but still in fair condition. A large set of steel corrals for working livestock is next to the barn. There is another set of corrals towards the center of the ranch.
Pastures & Water:
This working ranch is divided into six main pastures, and three traps. There is also some deer holding pens and a soft relief trap for deer. All of the deer improvements are located in the most southern pasture. There are reportedly 9 solar wells and 2 windmills. This is considered to be a very well-watered ranch.
Wildlife:
Being a HIGH FENCED RANCH, the whitetail deer hunting is considered to be very good with many years of management. As previously mentioned, the south pasture has been used for years to grow and raise some high genetic deer with bucks in the 200 + class. Occasionally the owners have released some of these better genetic deer to the other pastures to improve the bloodlines within the whole ranch. Lots of turkey, dove, and even some quail! Another option would be to add some EXOTICS in the future.
Minerals:
Some minerals negotiable.
Comments:
Very seldom does a ranch of this size and quality in this excellent location being near San Angelo EVER come on the market!! This is an opportunity to purchase one of the PREMIER RANCHES in West Texas which has been in the same family since 1914!! That my friends is very special!

Coke County - Robert Lee, TX
COMMENTS:
The Butterfield Canyon Ranch is a part of the original LB Harris ranch that comprised a reported 200,000 acres and has in whole or part been under the same family ownership since the 1870s. That is 150 years under the same family ownership. Its origin had the route for the Butterfield Overland stage passing through it. It is also the site for the fencing wars of the late 1800s. Much history has brought us to 2025. Time has come for family to explore other agendas closer to their home. We are proud and privileged to represent this legacy ranch.
LOCATION:
The Butterfield Canyon Ranch is located just 9 miles south of Robert Lee, Texas on Texas Hwy 208 and 15.5 miles north of San Angelo, Texas, the main supply hub for a vast region of western Texas. There is just over 3.5 miles of Texas Highway frontage.
TERRAIN & VEGETATION:
The ranch elevations run from 1995 feet elevation on the north end of the ranch to 2400 elevation on the south end. The north portion of the ranch is level to gently sloping with vast areas of deep clay loam soils suitable for cultivation, rangeland, and wildlife habitat. The primary tree cover is mesquite with some cedar and numerous varieties of browse plants. Grasses are of native varieties.
The mid portion of the ranch is sloping to low hills with a couple of peaks rising to around 2,300 feet in elevation. Cedar becomes more prominent along with mesquite. There is also a variety of low-lying brush species. The south end of the ranch ranges from 2100 feet to near 2400 feet in elevation. Considerable conservation clearing has been completed in the not to distant past. Grasses are mostly native with some introduced improved grasses. The tree cover consists of scattered live oak, cedar, and mesquite. There are stands of shin oak and other favored browse plants. This is a very scenic ranch with many variable views.
IMPROVEMENTS:
The main house, or lodge, is a brick structure with a composition roof. The main portion of the lodge hosts a large great room with fireplace, a large ranch office and sitting room, and the large master bedroom. The master bathroom is utilized by the bedroom as well as a great room. At the end of the great room is the main kitchen. The guest portion of the lodge is separated by an open breezeway. The guest part of the house has its own living area with a pool table along with a bar. There are three large bedrooms with baths. The laundry room is in the guest part of the lodge. I am not capable of poetically giving a full artful description of the lodge, one would need to personally view it to appreciate its warmth and history.
Immediately across the driveway from the lodge is a lengthy carport and equipment storage structure with a cold room and game processing area. Just down from the lodge is a very nice shop, a tool room with a bedroom and bath. There is also a managers house with kitchen, bedrooms and bath. This is a wood frame, and a sided structure in good condition. Nearby is an older what appears to be usable ranch barn. The ranch barn is divided into three main pastures and three small to large traps. There is an almost new set of cattle working pens. Most fencing is fairly new.
WATER:
Water for the ranch is provided by three operating wells and a standby well. Three wells have electric power, and one is a windmill. There is a large concrete storage by two of the wells and two large composite storage reservoirs by the third electric well. This well is connected to a lengthy pipeline system feeding strategically placed drinking tubs. Three earth tanks provide livestock and wildlife water. One of these tanks is fairly large.
RECREATION:
Wild game on the ranch include whitetail deer, javalina, turkey, quail, and dove. Fairly new to the area are occasion axis deer and aoudad sheep. There is an excellent amount of varied species of Texas songbirds. Lake Spence is just a short 10 miles up the road at Robert Lee, Texas.
MINERALS:
The owner will convey all minerals owned. A Mineral Opinion of ownership is currently on going by a Title Company.
PRICE:
$1,895.00 per acre or $4,488,505.00
