HISTORY OF "THE SALT"
"If order, abundant and well prepared fare, excellent bedding, quiet and obliging domestics, impartial and gentlemanly efforts to promote health and comfort, have any influence upon public favor, the proprietors of the Salt Sulphur will certainly secure it". - William Burke
The history of The Salt Sulphur Springs Resort may most firmly be established in 1802, when a spring on Indian Creek was noted to possess medicinal qualities. In 1805, a second spring was discovered. These became the resorts Sweet Sulphur Spring and Salt Sulphur Spring. As a result of the demand for medicinal spring waters among wealthy Southerners, the springs soon attracted visitors.
In 1816, Ervin Benson, who had purchased 500 acres at the site in 1797, hired John Fullen, Sr., of Lexington, Va., to build the first stone building, the present-day Old Stone Hotel. The bathhouse, springhouse, and store building were soon added to meet the demand of an increasing clientele. Benson died before their construction in 1820, when his heirs, brothers-in-law William Erskine and Isaac Caruthers, assumed control of the springs.
In 1823, Erskine and Caruthers promoted the resort with an article in a Richmond, Va., newspaper: "Thanking them for their already liberal patronage, they are happy to inform them that they have erected twenty-four new cabins, large and commodious, together with a special dining and ball room, which will add greatly to the comfort and convenience of their company".
In 1833, a guest from Massachusetts described the resort as similar and yet more peaceful than the nearby White Sulphur Spring, the present site of The Greenbrier: "The house is admirably kept here, and the food is plentiful fare, and the quiet and comfort are a striking contrast to the White Sulphur".
In 1838, construction commenced on what would become the largest building on the property, the Erskine House. It contained 72 guest rooms and quarters for the many slaves who accompanied patrons.
By the outbreak of the Civil War, the springs had become one of the chief resorts on a circuit that included nearby Red Sulphur Springs, Blue Sulphur Springs, White Sulphur Springs, and Old Sweet Springs. Wealthy patrons, most notably from lowland Virginia and the Carolinas, would travel from spring to spring throughout the summer to escape the oppressive heat.
In 1862, General Albert Jenkins commandeered the springs as headquarters for the Eighth Virginia Calvary of the Confederate States Army. Caruthers had died in 1853, and Erskine died in 1863, and little is known of its operation as a resort during that period.
In 1878, after several unsuccessful attempts to restore operations, John Connell of Richmond purchased the property and, by 1880, was able to accommodate 300 guests.
In 1882, Colonel J.W.M. Appleton, of Boston, Mass., was hired as resort manager and brought a spirit of what may be termed a"Yankee initiative" to the operation. He established a telegraph and a stage line to a station on the Chesapeake and Ohio Railroad, and activity recovered until 1916 when Appleton was gored by a bull near the Salt Sulphur Springs store.
Following Appletons death, operations at the springs became sporadic. The demand for spas had waned, and in 1936, its existence as a resort ended. In 1963, Dr. Ward Wylie, who had operated the Wyoming General Hospital in Mullens, purchased the property as a home. Wylie died in 1970, and from then until 2023, his daughter, Betty Jacqueline "Betty Jack" Farmer, lived on the property.
"THE SALT" HOTEL
Built between 1816 and 1820, this two-story edifice of native limestone is the most prominent building on the property. This grand structure is reminiscent of the era of Southern mansions and resorts of the antebellum.
The Salt Resort Hotel has, in recent years, been used as a private residence for the Farmer Family. The downstairs today includes a large modern household kitchen that blends in with the parlor, which includes the original fireplace and mantle. A staircase is located on both ends of the hotel to access the upstairs bedrooms and the presidential suite. The grand ballroom fills the majority of the downstairs. The grand ballroom features a tall ceiling height, and the Musicians Gallery box is situated in the far right corner of the room. Access to the Musicians Gallery is from the southern staircase of the building. Also at the south end of the hotel are the grand entrance foyer and staircase. A half bath is located beneath the stairs. On the east end of the building, a smaller wing may predate the main hotel building. A two-story portico with seven columns may have been built during the late 19th or early 20th centuries.
The second floor includes the Salt Library on the left side of the hallway, a bathroom suite, and hotel rooms A and B. The right side of the hall includes the presidential suite and bath, as well as hotel rooms C and D.
The hotels basement level has not been utilized or repaired for many years. The original registration counter has been relocated to the basement.
The Salt Sulphur Springs Hotel is awaiting the new loving owner to restore this trophy property to its full splendor of the bygone days of the 1800s. Although much work stands to be done, the Salt can be a functioning residence and special event business for the owner and innkeeper while repairs and upgrades are completed in modules.
Because the property is listed in the National Registry of Historic Places, tax credits and grants for restoration are likely to be available.

SURROUNDING AREA
SWEET SPRINGS RESORT
Sweet Springs Resort is located just a few miles northeast of the property and founded in 1792. Once known as Old Sweet Springs, this historic resort hotel is currently undergoing renovation by the nonprofit Sweet Springs Resort Park Foundation. The property enjoys notoriety for its natural hot spring.
The area is well known for the healing waters of the numerous Sulphur Springs. During the 1800s and early 1900s, several Sulphur Springs Resorts flourished in the area. Most notably and still in existence are White Sulphur Springs, Warm Springs and, Hot Springs. Others included, Salt Sulphur Springs, Blue Sulphur Springs, Red Sulphur Springs, Green Sulphur Springs, Pence Springs and, Sweet Chalybeate Springs.
During the height of wealthy families summer treks to the Virginia springs resortsfrom roughly 1800 until the Civil Warone popular circuit encompassed the fountains most strongly impregnated with minerals, heat, fashion, and fame, according to one chronicler. For those arriving from eastern Virginia and points northeast, the circuit started at Warm Springs northeast of Lewisburg, in the Allegheny Mountains. From there, it ran south and west to the Hot, the White Sulphur, the Sweet, the Salt Sulphur, and the Red Sulphur, then back in the opposite direction.
The waters of Sweet Springs were asserted to assist aged persons, free from organic disease, would find youth and vigor and elasticity at the bottom of this noble fountain, and with a daily plunge could live to the fabled age of the crow. It was cautiously recommended the Sweet Springs be used for certain cases of uterine functions, dyspepsia, and nephritic affections.
MONROE COUNTY
The property is located near the charming village Gap Mills and Union is less than a 15-minute drive, which is the Monroe County seat. Banking, healthcare facilities, drugstore, grocery, hardware, auto parts and farm supply are readily available in nearby Union. There are no fast food restaurants but there are the local restaurants that are great places to meet friends and enjoy a great home cooked meal.
Some of the friendliest people in West Virginia can be found in Monroe County. With a population of about 13,000 residents and Monroe County does not have a stoplight and has more cattle and sheep than people. Monroe County is a special area with interesting folks, both born and raised and newer members from many different states. People from all walks of life reside in harmony in this lovely pastoral setting. Located east of Union, near Gap Mills, the parcel offers those from urban areas the opportunity for a rural retreat well within a 4-hour drive to Washington, DC and Charlotte, NC.
Shortly after Monroe County was created, James Alexander offered 25 acres of land, including a lot for a courthouse which in time became the town of Union. On January 6, 1800, the Virginia Assembly passed an act creating the town of Union. The Monroe County Historical Society preserves several historic structures in the town, including the Caperton Law Office, Owen Neel House, Clark-Wisemen House, Ames Clair Hall, and the Old Baptist Church. The Union Historic District was placed on the National Register of Historic Places in 1990.
The village of Gap Mills is 2 minutes from the property. The community has developed local made bakery, cheese and furniture stores. The name of the community is a portmanteau of the natural pass, or gap in the adjacent Gap Mountain. Fort Henry commander Abraham Wood sent the first recorded English expedition to reach the area in 1671.
Other notable figures from the community were: Col. Andrew S. Rowan of Spanish American War fame was a native of this community. First Lieut. Percy Pharr of the World War and W. J. Walla Halla Retreat was designed specifically for and custom-built on a "backbone ridge" to capture the incredible view of the "Big Bend" of the New River below, thus giving the home an elevated feeling of a tree house.
The home was built using construction materials and architectural design features to eliminate or reduce maintenance costs. The block and stucco foundation, concrete shingle clad siding, metal roof, and composite decking make the house resistant to the effects of sun, wind, and rain.
The interior has many upgrades and special touches. The handcrafted wide-plank black walnut flooring creates a warm feeling throughout the home. The owners had the flooring custom milled from lumber stored in a barn for over 30 years. The solid black cherry bar top was crafted from a tree that had fallen on the Walla Halla property. The wide solid oak stairways create an efficient and easy flow from level to level.
The accordion doors in the great room open the entire wall to the outside deck and surrounding forest allowing in soft summer breezes and the sound of birds singing, accentuating the feeling of tree house living. All other doors and windows open fully offering a chance to open up the entire home and to enjoy nature undisturbed. The design of the home and placement of the windows take advantage of passive solar gain throughout the winter as well as optimizing the view of the river and surrounding mountains during the seasons from all three levels of the home.
Both beautiful fireplaces currently have gas logs. The chimney is masonry so each fireplace could burn firewood instead. The chimney starts on the lower floor and runs side by side (but separately) with the main floor chimney to the top. If desired, one fireplace could burn firewood and the other could continue using gas logs. The chimney mason, who has many years of experience, said it was the tallest chimney he had ever laid. The lower level was designed to accommodate several forms of recreation: shooting pool, playing ping pong, playing video and board games, or watching sports on the big screen. The mechanical room is located on this floor. The lower level has a large, covered porch and a terrace with an outdoor firepit.
The three spacious bedrooms have lots of light and were positioned to provide privacy and a quiet space away from the rest of the home.
The three 3/4 bathrooms are exceptionally well done with custom tile work and upgraded fixtures. Large windows on the two upper floors create a very relaxed and spacious feeling.
The fire pit and terrace/patio were added on the west side of the home to take advantage of the long views of the mountains and river below. The stone mason incorporated native sandstones from the property with cultured stone creating a very special place to enjoy an evening around the fire.
HISTORIC MULBERRY HOUSE
The New River Gorge was a vast and largely unsettled wilderness until the C&O railroad was built on the eastern side of the river in the 1880's. The railroad opened up the rich coalfields and virgin timber stands of the region. Early mountaineers settled the area and soon were carving out mountain farms and raising families.
A visit to Mulberry House, sitting on the edge of a high mountain meadow, is a step back in time about 150 years. This early farmstead is an excellent example of how the early settlers lived and is testament to their hard work, perseverance, and ingenuity. Mulberry House was named after the ancient Mulberry tree growing near the barn. The mulberry tree produces berries suitable for pies, wines, tarts, and cordials. The leaves are the sole source of food for silkworms. Manpower, horsepower, and willpower were the tools of the trade in the late 1800's.
"Ike's Field" surrounds Mulberry House and is the product of immeasurable hours of backbreaking work. The clearing work is preserved in several stone walls, some of which are three courses thick, found around the property.
The original hand-hewn chestnut log cabin has been preserved. A massive hand-cut fireplace, chimney, and hearth, carved from native sandstone, provided the heat and cooking for the original cabin, whose foundation sits on its original hand-cut foundation stones. The fireplace features a mantle salvaged from a nearby historical house reputed to have been a brothel and bootleg house in the 1920's.
The two-story addition to the log house was constructed later by the descendants of the original homesteaders, the Bragg family. Around the early 1900s, the Pence Springs Hotel was established as a luxurious retreat, designed to attract guests who wanted both the serenity of the mountains and the reputed health benefits of the mineral waters. The resort offered grand accommodations, including elegantly furnished rooms, wraparound porches, and beautifully manicured gardens.
A Destination for the Wealthy
The hotel flourished in the early decades of the 20th century. Guests arrived by train via the Chesapeake & Ohio Railway, which had a stop nearby, making travel more accessible for well-to-do patrons from across the East Coast. The resorts mineral baths, combined with social events such as ballroom dances, horseback riding, and fine dining, made it a desirable getaway.
One of the most famous aspects of Pence Springs was its bottled water business. The mineral-rich spring water was so highly regarded that it was bottled and shipped across the country, sold in pharmacies as a medicinal tonic. The hotel and the bottling plant provided local employment and boosted the regions economy.
Changes and Reinvention
Like many grand resorts of its era, the Pence Springs Hotel faced difficulties as the Great Depression took its toll in the 1930s. Luxury travel declined, and fewer people could afford to vacation at mineral spring resorts. The hotel struggled, changing hands multiple times over the next few decades.
By the mid-20th century, the once-grand hotel had begun to fade. The rise of the automobile and improved road systems meant travelers were no longer reliant on rail-accessible destinations. Additionally, the public's faith in mineral waters medicinal benefits had waned.
Later, in a dramatic shift, the once-glamorous resort became a womens prison, further distancing itself from its past as a place of leisure. O. Ashby Berkeley purchased the property from the State of WV somewhere in the 1980s. Berkley renovated the hotel to be used once again as a grand country hotel and resort. After Berkley sold the property an out of state firm developed a high end school for girls. The girls school was called Greenbrier Girls Academy.
Legacy and the Present Day
Despite the hotels decline, Pence Springs remains a point of historical interest, particularly due to its mineral springs and the legacy of its heyday as a premier resort. Today, much of the original resort infrastructure is gone, but echoes of its past can still be found in local lore and historical records.
The Pence Springs Flea Market, held near the site of the former hotel, now draws visitors every weekend, continuing the tradition of bringing people to this once-thriving location.
