Agape Ranch & Campground offers 653 acres of Colorado mountain paradise in the heart of the Wet Mountain Valley. Featuring a lodge, cabins, 29 RV sites, event facilities, and extensive trail systems, this unique property is ideal for private retreat, hunting, camp, or outdoor hospitality venture. Located in GMU 84, enjoy the elk, mule deer, turkey, and bear hunting, productive grazing land, and stunning Sangre de Cristo views.
Land
Agape Ranch encompasses 653 deeded acres in the heart of Colorado's Wet Mountain Valley. The landscape is everything outdoor enthusiasts dream about--rolling mountain meadows, towering stands of pine and aspen, secluded timber pockets, seasonal creeks, natural springs, and expansive views of the Sangre de Cristo Mountains. The terrain transitions naturally from open grasslands into heavily wooded ridges, creating a property that feels much larger than its deeded acreage. Wildlife habitat is abundant throughout, and the diverse topography provides both beauty and functionality. Whether you're exploring on horseback, riding an ATV, or simply enjoying the view from camp, this is the kind of land that keeps calling you back.
Improvements
At the heart of Agape Ranch sits a well-developed headquarters area designed for gathering, relaxing, and enjoying everything this incredible property has to offer. The improvements include a 3,000 square-foot lodge, a comfortable manager's home, guest cabins, bathhouse, kitchen cabin, and a large open-air pavilion that has hosted everything from retreats and family reunions to hunting camps and special events. The campground infrastructure is already in place with 19 full-service RV sites and 10 additional RV sites with water and power hookups. A commercial well, upgraded septic system, established road system, and onsite utilities make the property functional and ready to use from day one. Whether you're looking for a private family compound, hunting headquarters, outdoor retreat center, or income-producing campground, the groundwork has already been laid.
Recreation
For hunters, Agape Ranch is the type of property that rarely comes available. Located in Colorado GMU 84, the ranch supports healthy populations of elk, mule deer, Merriam's turkey, black bear, predators, and small game. The combination of timber, open parks, water sources, and secluded bedding areas creates ideal habitat for wildlife year-round. During the fall, the sound of bugling bulls echoes through the valley while mule deer move through the meadows and timber edges. The property qualifies for Colorado's Landowner Preference Program, providing valuable advantages when applying for limited draw licenses. Whether your goal is building a family hunting legacy, operating a guided hunting business, or simply owning a place where wildlife thrives, Agape Ranch delivers the habitat, privacy, and hunting opportunities serious sportsmen are searching for.
Agriculture
Beyond its recreational appeal, the ranch remains a productive working property with agricultural value. Open meadows and grass-covered pastures provide excellent grazing opportunities, while existing fencing and livestock facilities support a variety of operations. Water resources throughout the ranch contribute to both livestock and wildlife needs, creating a balanced and sustainable landscape. Whether your vision includes cattle, horses, hay production, or simply maintaining the ranch's agricultural heritage, the property offers the flexibility to support a range of uses while preserving its natural character.
General Operations
Agape Ranch & Campground presents a rare opportunity to acquire a property with established campground infrastructure and long-term operational flexibility. While the campground has not been actively operated for the past several years, the current owners have continued to utilize the property periodically for private events, gatherings, and retreats. A significant asset of the ranch is the existing Special Use Permit (SUP) that authorizes campground operations. Uniquely, this permit runs with the land title rather than the current ownership, a highly uncommon feature in Custer County that adds substantial value and future development potential. This grandfathered entitlement provides the next owner with the ability to revive and expand campground operations without navigating the lengthy and uncertain permitting process typically required for similar uses. Combined with the property's extensive RV infrastructure, lodging facilities, event spaces, exceptional privacy, and recreational appeal, the SUP positions Agape Ranch & Campground as a distinctive investment opportunity for hospitality, retreat, hunting, or outdoor recreation ventures.

History
History of Cuerno Verde Pines
Cuerno Verde Pines is a residential community located in the Wet Mountain Valley of Custer County, Colorado, southeast of the towns of Westcliffe and Silver Cliff. It spans approximately 3,667 acres on the western slope of the Wet Mountains, overlooking the Sangre de Cristo Mountains. The community consists of 537 tracts (lots), each typically 5-6 acres in size, with over 225 acres dedicated to parks, open spaces, and common areas for hiking, wildlife viewing, and recreation. County-maintained roads provide access, and the area is known for its natural beauty, including streams, canyons, and elevations ranging from about 8,227 to 8,897 feet.
Origins of the Name
The name Cuerno Verde (Spanish for green horn) derives from a prominent 18th-century Comanche chief known as Cuerno Verde, who led raids against Spanish settlements in the region during the 1700s. In September 1779, Spanish forces under Governor Juan Bautista de Anza defeated Cuerno Verde and about 50 warriors in a battle at the base of what is now Greenhorn Mountain, approximately 20 miles southeast of the subdivision in the San Isabel National Forest. The mountain and nearby features were later named Greenhorn in reference to the chief, whose nickname came from the green (young and bold) antlers of bull elk or deer used in Comanche headdresses. The community borrows this name, tying it to the broader Native American and colonial history of southern Colorado.

Custer County - 6201 & 6245 Hwy 96, Westcliffe, CO
Experience Colorado wilderness without sacrificing ease of living. This 121.43-acre property (two legally defined parcels: an 81.42-acre parcel and a 40.01-acre parcel) in Custer County, Colorado, neighbors 220,803 acres of wilderness and is just six miles from the quaint old-west mining town of Westcliffe.
Land
This is a rare opportunity to purchase a large, undeveloped Colorado property with power, two building sites, that allows horses, and with easy accessibility. It is the perfect balance of country living and access to top-rated Colorado and New Mexico cities within an easy drive.
Do you dream of building a new mountain home or vacation getaway, one that offers a spectacular mountain-majesty Colorado view coupled with easy access to hiking, camping, boating, hunting, and summer and snow sports?
With 250 days of sunny skies a year, this quiet, private parcel gives you million-dollar views of the spectacular Sangre de Cristo Mountains and several of its 10 fourteeners. The Sangre de Cristos (Spanish for Blood of Christ) are named for the brilliant colors of lavender, red & pink splashed on the peaks during sunset & sunrise.
Designated for residential, ranching, and farming use, the parcel's terrain is home to abundant wildlife of mule deer, pronghorn antelope, eagles, bobcats, mountain lion, and bear. Waving grass meadows and wildflowers give way to groves of narrow-leaf cottonwoods, and forests of Ponderosa pine, Juniper, and Pinon. Two deep, wide gulches, including the historic Carolina Gulch, are fed by seasonal underground springs.
Despite the unparalleled privacy, this land is easily accessible from Colorado Hwy 96 via a 2-mile, well-maintained dirt/gravel road.
Electricity crosses both parcels on recently upgraded power lines and is available on the north parcel via two existing drops approximately 500 feet from likely building sites. One residentialwell allowance accompanies each building envelope.
The property lies on the western shoulder of the Wet Mountains, bordering the Wet Mountain Valley to the west. Westcliffe the county seat for Custer County supports thriving arts, theater and retail community. Custer County's population in 2024 was 5,534, one of the least populated in Colorado.
The 121.43-acre property is divided into two legally defined parcels: a northern 81.42-acre parcel and a southern 40.01-acre parcel. The property is bordered by 640 acres of State Trust land to the north, more than 1,000 acres of conservation easement-protected private land to the east, and a tract of several thousand acres more to the west. The State Trust land is part of a system of public land held in a trust and used for public beneficiaries, in this case, support of Colorado public schools.
There are no HOA or HOA dues: covenants filed with the original Cottonwood Springs Ranch (CSR) plats are in effect but have not been in play or enforced for many years.
In December 2007, the property was placed under a conservation easement with San Isabel Land Protection Trust, now Colorado Open Lands. The easement permanently protects the property from additional development and increased density and is one of several protected parcels in the immediate area. The easement outlines the rights of the land trust and property owner and permitted uses, including full conveyances; the right to construct up to two single-family dwellings and other new, non-residential structures and fences; and the ability to conduct ranching and farming operations, among other rights.
North 81-acre Parcel and Building Envelope
The main, north parcel features an extended hillside stand of pine, junipers, and pion, a gulch, and a 4-acre building envelope with a small, off-the-grid cabin (needs septic prior to occupancy).
If requested, the sale includes initial plans for a custom, 2,000 sq. ft., three-bedroom, open-floor plan home with outdoor living spaces and an attached garage, designed by Westcliffe Builders, one of the valley's premiere custom home builders.
The insulated, 252 sq. ft. cabin was built with gorgeous beetle-kill pine from the Trinidad, Colorado area. The cabin can serve as a quest quarters or office and could be expanded and amended with electricity, septic, and water hookups. There is also a detached 8'x8 Tuff Shed with workbench and room for storage.
South 40-acre Parcel and Building Envelope
The south parcel, with a 3-acre building envelope, enjoys the same level of privacy and spectacular views of the north parcel. There is easy access from the eastern road, and electricity is available from the power line immediately east of the building envelope. This parcel offers future development possibilities such as the construction and sale of a possible spec home or a close-by residence for friends and family.

History
Westcliffe was founded in 1881, and neighboring Silver Cliff was first settled in 1869. Many books explain the area's rich mining and ranching heritage. This property was once part of a 2,400-acre ranch owned for many years by a Denver dentist, George B. Stanleyknown locally as Doc Stanleyand his family. After his death in 1985, the family later sold of approximately 1,200 acres of the western portion of the ranch, part of which became the Cottonwood Springs Ranch (CSR) development. CSR, created in 1995, consisted of 8 approximately 40-acre parcels. This 121-acre parcel was originally represented as parcels 6,7, and 8, which formed the northernmost and most private lots in CSR. The current owners are the first owners of these parcels since the creation of the subdivision.
