Premiere Deer Hunting Farm with Tillable Income and Proven Deer HistoryIf you've been waiting for a well-designed hunting farm in a proven deer neighborhood, look no further! This farm is extremely well-suited for hunting, with crop fields, south-facing timber slopes, 2 ponds, a creek, and several hidden food plot locations. It's situated in an area known for exceptionally good hunting, and it's connected to vast chunks of neighboring timber and large ag fields. The north end of the farm holds most of the open land, including 40+- acres planted to soybeans, and numerous smaller food plots. The 40+- tillable acres are farmed by the current landowner, and they will prefer to continue farming it, if a new owner desires. Ground like this would commonly rent for around $160 per acre, but the owner expressed a willingness to possibly enter into a long-term rent agreement at $200 per acre. The seller also expressed a desire to help a new owner with things like food plots, trail maintenance, and mowing, as part of a potential long-term partnership with a new owner. The hunting experience on this farm has been expertly laid out over the years of hunting. There's an extensive trail network that leads to numerous established treestands that have been set up for just about every possible wind direction, and all phases of the hunting season. Stand sites include field edges, fence rows, wooded areas, and the pinch points in between. These stands could be included to convey with the sale, as part of an acceptable offer. With abundant timber, brush, tillable fields, food plots, and mineral sites, it's no wonder that this farm is a perennial producer of Big Bucks! It's also home to abundant turkeys and upland birds. To round out the recreational opportunities, there's even a stocked fishing pond, loaded with big bass. The property is nearly 100% huntable and is accessed by an easement road from State Highway C. This hunting oasis is shown by appointment only. Please call, text, or email Land Specialist Jason Patterson today to schedule your private tour.

Worth County - 000 West State Line Road, Grant City, MO
Midwest Land Group is eager to present one of the most coveted hunting farms in northern Missouri. Located in Worth County, just north of Grant City and right on the Iowa border, this very secluded 163 acre farm offers a true Southern Iowa hunting experience with the convenience of Missouri's over-the-counter licenses.
This area and farm is exceptionally special when it comes to it's specific location. From a broad scope, this farm is situated on the southern end of a massive timber ridge system that pours out of Iowa. Big bottom land crop fields to the west, upland tillable to the south, and CRP grasslands to the east create a natural border that isolates all the deer traffic in the neighborhood into this 163 acres. With access into the farm being a dead-end dirt road and no road intrusion points through or around neighboring properties, it really enhances the seclusion factor and limits pressure that creates the ultimate sanctuary a whitetail really needs to grow old.
Pulling into the farm grants you beautiful views in every direction of rolling grassland and hardwood timber ridges. The west side of the farm consists of a north and south running ridge that is made up of dense hardwood timber and a pocket of cedars. The south ridge runs east and west, also consisting of dense and open hardwood timber. The central 45 acres or so is all south-facing overgrown cattle pasture with several nice ponds tucked throughout. The center portion of the farm has several established food plots along the creek ditch that consists of premium class II soils. Together, they create some of the finest whitetail habitat available and hold a ton of deer in every wind direction.
The cover and sanctuaries on this farm are so good that even a roaming junior bull elk has made it home for several of the last weeks. While taking pictures, I picked up one of its shed antlers and found just an unusual amount of elk sign from scat, tracks, rubs, and their beds. I have a personal history with this farm from 2021-2022 and have had nothing but epic experiences with friends and family. From fishing, hunting, shed hunting, to habitat projects, this one will keep a smile on your face. The neighbors are all great people who share common whitetail goals.
State line farms rarely become available. This one hasn't hit the open market in over two decades. Don't hesitate to call me for more information or to schedule a private showing.

Worth County - MO HWY F, Lot #WP001, Sheridan, MO
This farm is one that should be a model for habitat and diversity when land managers embark on a habitat improvement project designed to capture and hold every deer in the area. The farm is made up of big mature cedars, scattered timber and brush and is surrounded by approximately 58 acres of new alfalfa cash rented by a wonderful local farmer at $125 an acre. In addition to the alfalfa, there are 9 acres of food plots, of which seven acres were planted to soybeans, and the remainder was put into a brassicas mix in 2024. The location of this farm is pretty unique when you realize it sits in a section where you must go over three miles to reach a county road. In other words, it's a three-mile by three-mile area with no thru-roads. That's a remarkable feature for someone trying to grow mature deer. The nearest road as you travel north is in Iowa. Being a couple miles from the Iowa line is never a bad thing for a whitetail hunter! Access to the farm is from a paved county road on the south side of the farm. Getting around the farm undetected is pretty simple due to the many changes in elevation. The farm comes with a deep history of producing mature deer, and one look at the aerial will help you understand why. Water is available by way of three ponds, including one nice pond tucked away on the South end of the farm. Rubs and scrapes are everywhere throughout the farm, and several deer were spotted during my visit. Whether you're an archer or rifle hunter, you'll surely enjoy the endless opportunities provided to match wits with the big Midwest whitetails that live here. If you're a turkey hunter, the birds are here as well. In short, this is one of the most interesting farms I've ever set foot on.
