The Yakima Valley is considered a premier growing location for the production of apples, cherries, pears, and winegrapes. Sale includes 10 Benton County Tax Parcels consisting of 548.97 gross acres. In addition, the owner leases an adjoining orchard/vineyard property consisting of 76.40 gross acres which can also be included in sale as a separate sales transaction. The Properties consist of 292.77 acres of 8 different varieties of conventional and organic apples, 40.75 acres of 3 different varieties of conventional and organic cherries, 103.50 acres of conventional and organic Concord Grapes, 11.40 acres of 4 different varieties of wine grapes, and 9.50 acres of organic Hazelnuts. The remaining 91.05 acres are open land, roadways, staging areas, irrigation ponds, etc. The Properties have a general south slope providing good air drainage. Soils are mostly silt loams which are deep, well drained, with good water holding capacity. Sale includes 23 Orchard Rite Propane Windmachines for spring frost protection. Irrigation water is provided by the Roza Irrigation District and irrigation well with supplemental water rights issued by the Washington State Department of Ecology. In addition, the Properties have three large irrigation water storage ponds that capture additional irrigation water. The irrigation system can deliver irrigation water to all of the orchards and vineyards being offered for sale. The Properties have numerous irrigation deliveries with electric and diesel pumping stations. All mainlines and sub mains are buried PVC pipe. Most of the orchard blocks have a combination of drip irrigation, under tree solid sets for irrigation and frost protection; and overheads with electric valves for hydro cooling. Irrigation in the vineyards is drip or overhead solid sets. Building improvements include a farm office, shop/equipment/chemical storage, farm manager dwelling, and other miscellaneous outbuildings.
