Canada Run Timberland

Canada Run Timberland provides 186+ acres of model western Pennsylvania timberland, expertly managed for future value appreciation with the location and internal access to foster seasonal recreational pursuits and timber management. The property is located in western Potter County, Sharon Township, between Millport and Shinglehouse Borough in northcentral Pennsylvania. Canada Hollow Road branches west from Highway 44 in Millport and travels along a quiet, rural residential setting toward the property's southwestern corner where access through an adjacent property has been historically granted. The surrounding neighborhood consists of a mix of private and industrial timberland ownerships, spotted with farmland and rural residential plots giving an ideal blend for seclusion and privacy. Canada Run Timberland rolls along mild slope terrain and flat valleys. Ranging from a flat ridge at ~2,020 feet to the bottom of a valley at ~1,740 feet, this variable terrain also supports an opportunistic mix of tree species. A volume of 1,084 MBF (5.8 MBF / acre) represented in a recent inventory includes mainly sugar maple, red maple, and black cherry (cruise data available upon request). Highway 44 stretches north past Shinglehouse, Pennsylvania and into New York State where I-86 can be accessed within 35 miles. South on Highway 44 leads into Coudersport, Pennsylvania and Highway 6, stretching east to west across Pennsylvania.
