Location
The farmland is well located just 5 miles east of Elaine, Arkansas and easily accessed via Arkansas Hwy 20 as well as several county asphalt and gravel roads. This farmland is in close proximity to various farm supply stores, fertilizer outlets, equipment & parts dealerships and grain elevators. This farm is approximately 80 miles south of Memphis, 125 miles east of Little Rock and within 30 minutes of Helena. This is one of the best farming communities in Arkansas. The farming tenant pool is strong in this area of the state.
Acreage
The farmland consists of 2,711.54 FSA cropland acres and all of the FSA base acres convey with the sale of the property. Of the total 2,711.54 FSA cropland acres, there are 1,504.48 irrigated acres, 547.66 leveled acres, 959.82 center pivot acres and 1,204.06 non-irrigated acres. The non-cropland acres are comprised of wooded areas, river bottoms, roads, drains and turn rows.
Soils
Soils on this farmland consist of nearly 100% silt loams and silty clay loams mainly from the Commerce, Sharkey, Newellton, Robinsonville and Tunica series. The majority of this acreage is protected by the Mississippi River levee. There are approximately 980.17 +/- acres of FSA cropland on the unprotected side of the levee, but they are high quality silt and silty loam soils that have a history of growing cotton with above average crop yields. As noted by the previous 5-year crop yield history, these soils whether irrigated and/or non-irrigated have a solid trend of producing some of the best crop yields in the region.
Topography
The topography is mostly level to very gently sloping and well drained. As noted above, a portion of the farmland has been precision leveled, and the sloping areas are center pivot irrigated.
Improvements
This farmland maintains 6-center pivot irrigation systems and 11 irrigation wells. The irrigation wells range in size from 6 inch to 10 inch and are a combination of both Electric and Diesel powered. The groundwater aquifer in this area of the state is extraordinarily strong/stable and additional irrigation wells could be easily drilled/installed throughout this tract of farmland. Numerous buildings are located throughout the farmland consisting of shops, pole barns and houses.
