Mature mixed hardwoods are especially prominent along the creek corridor, where the tree canopy provides shade and frames the waterway.
Creeks, Slough and Habitat
Jones Creek is the principal water feature. It enters near the center of the northern boundary, travels generally southwesterly and exits near the center of the western boundary. In the northern portion of the tract, the channel is open and visibly flowing beneath towering mature hardwoods. Two smaller creeks or natural drainages converge near the southwestern corner and then continue toward the center of the property, where they feed into Jones Creek.
A natural slough estimated to encompass approximately 5 to 10 acres occupies the broad central bottom. Several acres currently hold standing water, creating wetland habitat and waterfowl potential while adding another layer of cover and water within the property. Water levels and the extent of inundation can vary with rainfall and seasonal conditions. Together, the creek, smaller drainages, slough, timbered slopes and open understory form a diverse habitat pattern for wildlife moving through and using the tract.
Access and Interior Improvements
The entrance is positioned on the southern side of CR 950, approximately one-half mile east of FM 2783. A newly constructed driveway enters near the northeastern corner and winds through rolling, mature mixed timber into the heart of the property. This improvement provides a defined route from the county road to an older home site and gives practical access to the interior for recreation, maintenance and future planning.
An older structure remains at the former homesite. It is in poor condition and is not represented as contributing value to the property. Its location does, however, show how the site was historically positioned in relation to the surrounding timber, terrain and interior views.
Elevated areas in the northern and eastern portions may provide several locations worth evaluating for a cabin, campsite or other improvements. Any proposed construction, septic system, driveway extension or site preparation should be independently evaluated based on soils, drainage, floodplain, access and applicable requirements.
Utilities
Electricity runs through the northern portion of the property and extends nearly halfway into the eastern portion. Caro Water Supply Corporation generally serves the surrounding area, but water service and meter availability to this tract have not been confirmed. A prospective buyer should investigate utility capacity, connection requirements and the feasibility of a private water well if public water is not available.
Recreation and Land Management
The propertys combination of rolling uplands, shaded creek corridors, standing water, mature timber and interior access support a range of recreational, and land-management uses. The natural slough offers waterfowl habitat, while the connected creek system and surrounding timber provide water, cover and travel corridors for other wildlife. The open character beneath portions of the mature canopy could also support additional trails, viewing areas or selective habitat improvements.
With high ground occurring in several different parts of the tract, a buyer can compare multiple settings rather than being limited to one elevated location. The new interior drive creates an immediate starting point for exploring those areas and planning future improvements while retaining the natural character of the creek bottom and slough.
Surface Use
Two existing well sites are present. An older-appearing site lies in the eastern portion and is accessed by an easement entering from neighboring property to the east. A more active-appearing site is located in the far southeastern corner and is reached by a lease road entering through neighboring property from the southwest. Based on the current description, the well-site areas and associated access have relatively limited footprints within the tract.
