Costilla County - San Luis, Colorado 81151, San Luis, CO
Out on Wild Horse Mesa, you get the kind of space that makes it easy to breathe—wide views, big sky, and the Sangre de Cristo Mountains sitting on the horizon. This is Costilla County high-country desert: bright sun, clean air, and quiet that feels real. You’re about 10 minutes from San Luis (Colorado’s oldest town), so you can grab supplies, food, and local history without giving up the off-grid feel.
This 2.58 acres is built for simple plans: camp here, build here, or set up a base for weekends and long stays. The zoning is estate residential, and camping is allowed (with common-sense time limits), with a temporary RV occupancy permit option while you build. With no HOA and power poles next to the property, you can keep it straightforward—think solar + backup generator now, and an easier path to power later if that’s your goal.
When you want to get out and explore, you’re in a strong location for real Colorado experiences: the Stations of the Cross shrine in San Luis, open valley drives, and nearby outdoor spots like Sanchez Reservoir State Wildlife Area for fishing, hunting, and camping (check current access rules). And if you’re up for a bigger day trip, Great Sand Dunes National Park sits up the valley. This is a place to build a simple life, one step at a time—campfire nights, star-filled skies, and room to do things your way.

The mountains do not move out here.
They just sit along the horizon, steady and wide, framing nearly five acres of southern Colorado high desert that stretches out in every direction around you. Open ground. Native sagebrush. A sky that goes on longer than you expect the first time you see it.
This is the kind of land that stops people mid-sentence when they try to describe it to someone else. You find yourself reaching for words and coming up short, because the feeling is not really about the land itself. It is about what the land gives back. Room to breathe. Room to think. Room to finally stop moving long enough to remember what quiet actually sounds like and to realize you have been missing it for longer than you knew.
If you have been picturing something like this for a while a piece of the West that belongs to you and nobody else, where the pace is yours to set this 4.9-acre parcel in Costilla County deserves your attention today.
Costilla County sits in the southern stretch of Colorado where the rural character has held. This is not a county that is on the edge of becoming something else. The landscape here has kept its shape for a long time, and the people who own land out here tend to want it that way.
Properties are spread far apart. There are no subdivisions pressing in from the edges. No commercial strips creeping up the road. No weekend crowds spilling out of a nearby resort town. What exists out here is space real space and a pace of life that reflects it.
The high desert terrain rolls gently across the land. Sagebrush covers the open ground in the way it has always covered it. The air carries a stillness that is genuinely hard to find once you get within an hour of a city, and harder still to forget once you have felt it for the first time.
People come to Costilla County looking for land and end up coming back for everything else. The hiking. The wildlife. The wide open sky after dark when there is nothing between you and the stars. The feeling of standing on your own ground and not hearing a single thing you did not want to hear.
Outdoor life in this part of Colorado runs deep. The nearby mountains offer miles of trails through country that does not get crowded. Wildlife moves freely across the open land deer, elk, and birds of prey are common sights across the region. For someone who spent decades looking out an office window at a parking lot, watching a hawk drift across an open sky from land that belongs to you is the kind of thing that does not get old.
The seasons out here have a character of their own. Spring brings a particular green to the high desert that surprises people who have never seen it. Summer mornings are cool before the sun climbs. Fall turns the light golden across the sagebrush in a way that is hard to describe to someone who has not stood in it. And winter settles the land into a quiet that feels like the whole county exhales at once.
This parcel sits right in the middle of that country.
Nearly five acres in a place like this is a different thing than five acres anywhere else.
To put the size in terms you can picture: this property stretches roughly the length of four football fields placed side by side. In a region where the land already feels generous and open, this parcel gives you genuine room to settle in and feel what you own. There is no crowding here. No sense of being pressed up against a neighbor's fence line. Just land that rolls out around you in every direction and stays yours.
Space to walk your own ground in the morning without hitting a boundary too soon. Space to sit outside in the evening without a light source competing with the horizon. Space to do nothing at all with if that is what you decide, because owning land does not obligate you to build anything or develop anything or turn it into a project.
Some buyers come to properties like this with big plans. Others come simply wanting a place that exists on their terms. Both are valid. At 4.9 acres in a region this open, the land has room for either.
That is what nearly five acres in Costilla County actually means. Not just a measurement. A feeling. And once you have stood on land like this and felt it for yourself, the number on the listing stops mattering nearly as much as the ground beneath your feet.
The surrounding area reflects the character of rural southern Colorado in a way that feels earned rather than manufactured.
Open terrain and native vegetation spread across the landscape in every direction. The mountains hold steady on the horizon not dramatic and jagged the way they are further north, but wide and settled, the kind of mountains that feel like they have been watching this country for a long time. The sagebrush moves in the breeze. The light changes across the high desert in that particular way it does at this elevation, soft in the morning and deep gold by late afternoon.
This is not a manicured setting. It is Colorado land that looks and feels like Colorado land. And for the buyer who has spent years surrounded by things that were designed and maintained and optimized, that naturalness is exactly the point.
Access to the property runs along Lamar Rd, a dirt road that winds through the surrounding countryside and connects the parcels in the area. Roads like this are the norm throughout Costilla County and are part of what keeps the region feeling the way it does. They are not a drawback. They are a feature. The buyers who belong on land like this already understand that.
The practical details are straightforward and worth understanding before you call.
Electric power is available in parts of the surrounding area. Buyers can contact the local provider directly to confirm connection details and the distance to the nearest line. Water in this region is typically supplied by private well, which is the long-standing standard for rural land throughout southern Colorado.
Wastewater is handled by septic system, consistent with how rural properties across this region have operated for generations.
Internet service is available through satellite and fixed wireless providers, which works well for buyers who want reliable connectivity without giving up the solitude that brought them here in the first place. The region supports that balance more than most people expect before they start looking.
As with any rural land purchase, buyers are encouraged to confirm current zoning details and any applicable requirements with Costilla County directly as part of their normal due diligence process. The sales team is happy to help you understand where to start with those conversations and what questions are worth asking before you move forward.
Properties at this price point in southern Colorado do not linger. This one is priced to be accessible, and the financing is structured so that owning it does not require a bank, a loan officer, or a drawn-out approval process.
Cash Price: $7,995
Owner Financing: $185 down and $185 per month for 60 months
Non-refundable doc fee: $249
Owner financing means the path to ownership is a short one. Many buyers close without ever setting foot in a lender's office. The down payment gets you in. The monthly payment keeps it manageable and predictable. And the land is yours while you pay it off not something you are waiting on, but something you already own.
For buyers who have been watching properties in this region and waiting for something that feels right at a price that makes sense, this is that property. Under $8,000 cash for nearly five acres in southern Colorado with owner financing available is not something that stays on the market while people think it over.
If you have been picturing a place like this for a while somewhere that is fully yours, away from the noise, where mornings belong to you do not talk yourself out of that feeling.
That is not a small thing to want. And a decision like this deserves a real conversation, not a rushed one.
Call our team today and let's talk through what ownership would actually look like for you. You will speak with someone who genuinely cares about getting this right and will walk you through every detail before you commit to anything.
We guide every step with clarity and integrity so you feel completely confident before anything is signed. That is how we do business, and it is the only way we know how to do it.

Nestled towards the back part of Forbes Park Subdivision we have this beautiful 1.68 acre lot. It is zoned residential, the entrance to the subdivision is gated with a code to enter or you can use the gate card key as well. There is over 5,000 acres of common land in the Park, 5 lakes and it also is connected to the San Isabel National Forest.
No reason to worry about back neighbors being that you wont have any, since it is connected directly to a portion of common land; which is 11+ acres and sub-connected to 900+ acres of more Common Land, so an even bigger back yard and lots of privacy.
San Isabel National Forest is less than a mile away to the East and a little over 2 miles West is Forbes Park Lake.
The lots are located towards the back portion of the Park, the area that was not effected by the 2018 Spring Creek Fire. So as you can see by our photos and drone pictures taken it is green and beautiful all the way around and you can see homes/cabins nearby as well.
FAQs:
Where are some good places to hike?
There are several trails that begin in Forbes Park and lead to great views in the San Isabel National Forest. The most popular starting point is at the intersection of Elicker and Grojean. You can proceed through the unlocked personnel gate and follow the trail into Bonnett Park. You will find several trails to follow that lead out of Bonnett Park. On most Tuesdays a group of Forbes Park residents hike trails in the area. Watch for bulletins posted at the front gate and at the Forbes Park Center. These hikes are open to anyone.
Are there any fish in the lakes, ponds, or streams in Forbes Park?
The water sources in the Park are very shallow and freeze during the winter. Fish are not abundant. The streams do flow freely all year round. Some fish, mostly Brookies (Brout Trout) can be found in the streams.
Is hunting allowed in the Park?
Hunting is not allowed in the Park. Landowners do own land and/or homes in the Park because of the ease of assessing to legal hunting areas. Parts of the Parks boundary are adjacent to a National Forest and some BLM. Hunting is allowed in these areas with the appropriate Colorado license. See the Colorado Parks & Wildlife website for information.

These two adjoining parcels totaling 22.05 acres are located within the highly desirable Sangre de Cristo Ranches subdivision, giving you significantly more space, privacy, and possibilities than most nearby properties.
Zoned Estate Residential (Er) in unincorporated Costilla County, the land offers exceptional flexibility. Every corner of the property offers a different perspective, making it feel much larger than its already impressive size.
One of this property's greatest advantages is its balance between privacy and convenience.
