General Description:
Tucker Road 240 is a diverse tract of land that has been managed to promote timber growth and habitat diversity. The North 120 acres was planted in 2016 with advanced genetically improved Loblolly pines. This tract was mechanically pre-commercially thinned in 2022, where Cedars and volunteer pine seedlings were removed. Later, in 2023, the Cedar trees were mechanically removed from the South 120. An aerial application of herbicide was applied in 2023 to reduce hardwood competition. In conjunction with the herbicide application, natural pine regeneration was mechanically thinned to release dominant pine seedlings. In 2024, advanced genetic Loblolly pine seedlings were machine planted in trails, forest openings and understocked locations, with the goal that these seedlings will be of the same size at age 15 as the native pine seedlings. This should allow for a commercial thinning at the same time in the future.
Tucker Road 240 has over a mile of improved trails and roads. There is access to power along the entire west boundary and 2/3 of the southern boundary. Currently, there is no rural water on the property. However, Tucker Road 240 is in the middle of the Edwards-Trinity Aquifer System and numerous certified water wells are in the immediate vicinity of this tract.
Whitetail Deer and Eastern Wild Turkey utilize the region. There are no established food plots, on the property at this time. However, there are multiple locations that habitat development could be done in order to maximize the hunting potential.
Located less than two hours from the Dallas/Ft. Worth Metroplex, Tucker Road 240 has a world of potential. Whether utilized for a weekend escape, a personal investment, or a future hunting camp, this property has the foundation for something great!

General Description:
Whispering Pines 160 is an exceptional 160-acre property located near the charming town of Fort Towson in scenic Choctaw County, Oklahoma. Offering the perfect balance of privacy and convenience, this remarkable tract provides a peaceful rural setting while remaining just a short drive from local amenities. Whether you're seeking a premier hunting property, a timber investment, a recreational retreat, or the ideal location for a future homesite or ranch, this property offers endless possibilities.
The landscape features a diverse mix of rolling terrain, planted pine plantations, mature native timber, and a beautiful spring-fed creek that winds through approximately one-half mile of the property. This creek is bordered by an impressive hardwood riparian corridor that enhances both the beauty and ecological value of the land while providing a dependable water source for wildlife year-round. Active beavers frequently build dams along the creek, naturally creating outstanding duck habitat that waterfowl enthusiasts will appreciate.
Whispering Pines 160 is also an outstanding timber investment, offering a balanced mix of timber age classes that provide both immediate and future income potential. Two separate stands of mature pine timber are ready for harvest, presenting an opportunity for immediate cash flow, while younger pine stands are positioned for future thinning, ensuring continued returns for years to come. Between these planted stands are native mixed forests of hardwoods and pines that further enhance wildlife habitat and the property's natural beauty.
The property's combination of mature timber, young pine stands, creek bottoms, wetlands, and native vegetation creates exceptional habitat for whitetail deer, eastern wild turkey, ducks, feral hogs, squirrels, and numerous other small game species. The sandy soils throughout the property make establishing wildlife food plots both easy and cost-effective, eliminating many of the challenges associated with rocky or heavy clay soils and allowing new owners to further enhance hunting opportunities.
Currently undeveloped, Whispering Pines 160 provides a blank canvas for future improvements, giving buyers the flexibility to build a secluded cabin, hunting lodge, family retreat, or permanent residence tailored to their vision. With its unique combination of immediate timber value, long-term investment potential, abundant wildlife, excellent hunting, natural water features, and exceptional recreational appeal, Whispering Pines 160 represents a rare opportunity to own a truly diverse property in southeastern Oklahoma.

SPACIOUS, ROLLING HILLS GRASS PASTURE LAND AVAILABLE IN GRANT OKLAHOMA, CHOCTAW COUNTY!
LESS THAN 10 MINUTES FROM CHOCTAW CASINO!
This property is grassland close to the Texas border. The property has a newly constructed private entryway going over the (GWRR) Kiamichi Railroad and so this land is no longer considered "land-locked". An easement will not have to be obtained. The private entryway is available from the Northeast corner of the property on the corner of E 2132 Road and E 2136 Road. It is primarily pasture land for livestock grazing and it has about an acre of trees. In the trees there is an uninhabitable structure on the property. The entire northern side and the entire eastern side of the property contains a line of trees approximately 30 feet wide which makes the land secluded from the small road on the east side. A barbed-wire fence extends the 1/5th of the Northwest corner, the full Northern side and the full Eastern side. The rest is open and does not contain fencing to separate the land from neighboring lands. Current western and southern side neighbor has cattle and has a temporary electric fence installed on the Western and the Southern borders of this land. This land is perfect for building a home or ranch, raising cattle or horses or just for a very peaceful, quiet family retreat for family gatherings, camping etc. There is a small creek that runs though the middle of the land and so a pond can be dug-out easily and fed via this small creek.
